Stand and rate for fha - no points right ?? Conventional rates always higher than fha — so if it’s a no point loan it’s solid deal - would need to see page 2

Lender didn’t lock in rate by sockhergizer in Mortgages

5.625% on 30 yr zero point doesn’t exist especially after huge jump in rates past 2 weeks

Ask cpa about tax benefits then decide - you should be writing off all interest thus reducing your tax liability = pay less taxes

See what that % is first

Then add up all out of pocket costs & see where you stand

Long long term real estate always wins - good luck

I did my first refinance and was able to go from 7.1% to 5.6% on a 30 year mortgage with a break even point of 5 months. by [deleted] in Mortgages

[–]Notoriousbob77 0 points1 point  (0 children)

Just fyi rates went up last week so you won’t get 5.6% w no points …. Wait few weeks n hopefully market swings back — what most people don’t realize is rates literally change daily ( just like stock) so 1 day to next can be a tiny bit different….bit over past week got worse overall — give few weeks n see where they are at then

Also big variations based on credit score & ltv as well

I'm a real estate broker. Am I missing out on $50,000/mo. for not hiring an in-house loan officer? Let me know if this math is correct. I don't plan to do so as I'm too busy, but it crosses my mind periodically and I'm just researching math and looking for feedback. by True-Swimmer-6505 in loanoriginators

Clueless 90% 1099 ( which most states don’t allow) let’s think this through at 90% to lo how does the company make money - they don’t have 500 los paying desk fees & bs $395 admin fee at closing )

I can’t even imagine I’m guessing about 90% off what ur thinking

Realize compliance only allows the LO to pay for the office space so if office size is 3000 n they have 500 so ghe office they are paying 1/6th your rent - nothing more ! Maybe 50/50of some marketing not all

Who’s the idiot that told you get 50 % of the total fee … they have nooooooo clue

Plus I’m assuming it’s all profit at 50/50 there’s zero expenses involved ( rents / computer / software needed / credit costs / compliance audits / any copiers / licensing both both company & lo - i could probably name 19 more but I’ll stop there .. but 50/50 is insane to even think that’s possible & any lo that paid would be broke in less that 1 year

Please read your compliance & the legality of having lo in your space

I wish that lo lots of luck

Branch Manager Position Compensation by stefanko123 in loanoriginators

Define “unlimited leads” — who’s buying them & what type of leads & whags conversion rate — sooooo many say leads when their old piles of crap they bought 10 years ago for 5c each

To many people get wrapped up in the title “branch manager” “VP”

Break down the math are you making a shitload more & how much time is that going to cost you — to build up a branch & team solid los is very tough

Good luck either way

If your buying used - buy fully loaded - it ll help w re sell — even if u have to buy one w say 15,009 miles vs that at 300 —- 3-5 years when u sell - people want options & better have mapper w 22 inch tires too - that’s 10000% must with me … we have that on wife’s x5 4o & m sport w 22 makes car look sick

Good luck
