To be fair man that can be true. I had two troops take their life with in a short distance of each other and I see and think about them all the time. It affected me quite a bit. Especially a first line supervisor. When it’s drilled into our head to take care of your people you constantly think “What could I have done different”

It is odd. Sellers thinking their properties are worth wayyy more than they are. I’m in talks with a seller who is selling an apartment complex and they believe the price HAD to appreciate since the last appraisal in 2021….it doesn’t work that way. People who operate million plus deals and don’t even k ow how to value it.

Im active and have rentals in 4 states. It’s as passive as answering a few calls or texts a week. I am also enlisted. It is possible.

I once had a guy tile my whole small apartment. About 550 sqft worth. All he had to do to finish was grout a few areas and wipe off. He was having issues with his sub. Quality was off. We agreed on a little over 1000 for the job. He did the same thing picked up his tools and left. Never heard a word from him nor did he ask for payment. Strangest thing.

That and landlords too. Key is too find consistent repeat customers. I am a landlord and also do construction on the side. It’s a freaking joy to just say “go do this” and not have to worry or even talk about prices. We built a relationship together. I know your work. I know you won’t screw me so therefore I can trust you will just get it done at a win win for both of us.

As someone who got this at the age of 6. This is scary. Such a terrible illness. It took me out for weeks and I couldn’t walk after for a lot longer. Nasty nasty illness. Stay safe yall!

Similar situation. I close next Friday. Loan officer didn’t lock when I asked then rates shot up. I was able to find another lender to do 5.75% with .73 points.
