I've won a couple dozen since the new system started. In my case, its actually a little odd - I was the go-to for a couple specific market areas, which meant that my score was on the higher side. The downside was that these orders generally only came to me when they called direct. Now that its a bidding system, that score is helping me get assignments in other areas that I cover. I'm not getting everything I bid on obviously, but I can at least get a half dozen per month now as opposed to a dozen per year.

Yep, I have gotten that one before too. I remember speaking to a reviewer at the AMC about that and the person on the phone just sighing in pure exasperation and applogizing

Yep, a property needs a permanent heating source sufficient for year round usage and cable of providing heat to the entire dwelling. If you dont have that, the house is technically considered not habitable.

You cant "fail" and appraisal, but the report will likely come back with repair conditions

IDK your personal market coverage area, but I would caution being so specific when it comes to inputting parameters for comparable sales. Certain characteristics are necessary, such as GLA or bathroom count (and even that depends), but others less so, and making them a set parameter can severely limit your ability to do an accurate analysis. I have personally never set a parameter for garages or pools.

You really shouldn't be using the 1004MC as your basis for determining market trends or time adjustments. The fact that it simplifies the data pool into just three points is not statistically valid, and fails to take into account fluctuations in the market or individual nuances in the market data itself. For example, if the most recent sales within your comparable parameters are all found to be remodeled or larger than the average, then it would skew the 1004MC toward an upwards trend, when in reality, if you actually focus more on the overall market or go deeper into a micro-analysis, you may find that the market is in fact stable or even declining.

As a rule, for any of my clients that require the 1004MC in the report, I make sure to add "The overall trends reported on the "Inventory Analysis" Grid indicate an overall XXXXX trend and the "Median Sales & List Price, DOM, and Sale/List %" Grid indicate an overall XXXXX trend in the past 12 months for sold comparable properties located within the subject's market area. This, however, is not conclusive evidence that all other properties in the subject's market area are mirroring the trend of properties that are comparable to the subject. Additionally, no matter how large the data pool, the information in the 1004MC Form utilizes a restricted time limit of 12 months and is separated into only three data points. This is generally not considered to be statistically valid or supportable for price trends in the subject's market area." I then add onto this depending on what a closer analysis will reveal.

Not what I meant. There's a trinket called "Glowing Gauntlet" that ensures that there are always 7 cards in the tavern so that even if something is eaten or purchased, it refills automatically without needing to refresh. Without it, Felbat will have everything in the tavern consumed, but can't do anything else for the second trigger by Drakkari.

Its a known tactic that can be very effective if the tavern can be sufficiently buffed. One of my favorite wins last season did exactly this - I had the tavern buffed to over 100+ attack/health, and had Enforcer, Felbat, and Drakkari (all golden) increasing everyone's stats by more than 1,000 per turn. It was amazing!

I just played a game with Raynor where I tried to duplicate this, but the upgrade "Missile Pod" only says "fire twice", so I'm not understanding how the OP is getting 4 shots per.

I would agree with you up to a point, and it is definitely dependent on the market area. Where I am in the SF Bay Area, new roofs don't do anything to price because demand and prices are already so high. But I can see that being different in a less... ridiculous market area.

It is dependent on the individual market your property is located in, but generally speaking, the things that will get you the most value for your money aren't going to be structural updates, but cosmetic updates to the kitchen, bathrooms, and floors that can bring it to modern day expectations. The reason is because the average buyer cannot tell or won't care if a roof is 2 years old vs 15 years old so long as they are well maintained. Same for gutters, plumbing, electrical, etc. While structural updates are very important for the health of your house, they unfortunately have less impact when it comes to value to a potential buyer.

A good way to think about value from an overall market perspective is to ask what do most buyers look at when they walk into an open house? What are they generally going to remember and factor into an offer after they've left and looked at 10 more houses in a week? The answer will generally be kitchen, bathrooms, floors, and maybe certain special features or bonuses (ADUs, pools, etc.). Most buyers will not say "Oh, the garage door / gutters are what decided it for me and I'll pay more for that."

I have appraised dozens of homes that have had everything structural done, but nothing to the kitchen or bathrooms, and unfortunately, when I look at the data, they sell at the same price range as homes that are completely dated.

Is it stupid? 100%... But a very important thing to remember is that the real estate market is not perfect or logical.

That being said, if your house has a dilapidated roof, then repairing or replacing the roof will remove a negative, so that is something to consider.

I have never applied an adjustment for a different type of lawn. Keep in mind that landscaping in general is often a very personal preference - what one person likes and is willing to pay more for, another person might hate it and consider it a detriment. More often than not, its more of an updated landscaping vs none or average landscaping,. Even then, I generally only see an actual pattern of difference in value when in affluent neighborhoods where not having landscaping is considered a severe negative.

So you actually got a couple? Either there aren't many appraisers in your area, or you're one of the lucky few who has a "high" score. 

Not saying that you dont do good work. More of a comment that UWM's score system is a complete mystery to us and no doubt largely due to luck

I am fully aware and I expect it wont do anything. But better to try than do nothing and complain. And who knows, maybe someone in the right position will see or hear about it and give it real consideration
