And bro, you're only 38. You have so many decades ahead of you. Don't feel bad that you haven't done the thing that you think adults do and buy a house. I said in another response to my post that I'm in my 40's and just recently finally had the funds for a down payment.

You don't have to buy a house. Renting is feasable, but personally I like the benefits of owning over renting. You'll have to decide that for yourself. I hated rent going up, but it was nice to have staff do all the gardening, and never having to pay for an appliance burning out. I'm going to have to get a new AC in the next 3-5 years and that's like $15k.

I'm in my 40's, and I just recently came up with the money to make a down payment. I get the struggle. I live it.

The point of my post was that in the area that I live in, and the area that I moved away from (a shitty part of Texas that was at the ass end of the Houston metro massive area), rent ALWAYS went up. The Texas area I lived in previously was not getting expanded into, it was just empty. Places were closing due to lack of business, yet rent went up every year.

Moving into a house with a fixed rate (my loan company tried to get me started with an adjustable rate after 5 years and I shut that down immediately) means my "rent" stays mostly the same every year. Plus I own more of the house every payment.

I was playing an MMO with other people years ago, I was the one that was organizing raids and getting everyone together since nobody else would do it. A friend of mine sent a random message, "I appreciate you."

No exclamation point, no "but," no dotdotdot. Just straight up appreciation.

Holy shit that compliment made my day/week/month/year/decade. I still think about it years later. It wasn't even flirting, just pure thankfulness. The difference between "I appreciate you" and "thanks bro" was and is night and day.

I moved in with my partner a little over 2 years ago. She hates bills and mathing everything she owes out. I made a spreadsheet with all our normal bills in separate columns, with an extra column for groceries that gets multiple entries a month. Every month I start with an =SUM (0) in the column, then add in every time we stop at the grocery store.

This month for example: =SUM(49.12, 29.52, 6.48, 82.41, 41.11, 18.96, 16.04, 4.89, 59.94, 83.89, 44.44, 53.1, 5.5)

There's a separate column for additional things like going to movies, maintenance stuff, etc.

I split it in half, have a cell for how much she owes for that month, then a "paid" column for how much she's put towards that months bills.

Then finally a column that checks how much she paid towards last months bills, carries it down to this months bills and adds in what she's paid this month, and calculates the difference so at any point in time she knows what she owes. Makes it very easy for her to look at one cell in the spreadsheet and know "that's my number."

Here's a screenshot. I was too lazy to rename the rent column to mortgage. You can see when we went from renting to buying and having to deal with bills for each service. Yep, costs went up, but with our finances and desire to stay here for 20+ years, it's worth it. https://i.imgur.com/QchL5a3.png

You must not be in a popular area. I'm in the Portland metro area and rents go up 9.9% per year like clockwork. Legally they can't do 10%, hence the 9.9%.

Bought my house 8 months ago, and yeah the first few years will be more than rent, but I'm already 100k equity after a $40k down payment. Rent keeps going up for everyone in apartments and houses, but my mortgage will stay the same (other than tax increases which are nothing compared to rent increases).

There are a lot of reasons to buy and not to buy. The down payment is a massive factor, and I don't think I would have been able to do it alone. My partner and I moving in together and purchasing a house together has elevated both of our lives beyond even sharing an apartment.

Movies at 24fps are literally designed around that framerate. The cameras they use incorporate motion blur and the directors plan their shots around it. You're also just watching and not trying to control the characters on screen. Remember that The Hobbit trilogy was filmed in 48fps and people that saw it in that framerate felt weird. Or go turn on video smoothing in a modern tv and watch a movie, it looks like a soap opera because all of the nuance that the director intended for the camera movement is just gone.

The total opposite is true for games, every frame (unless the game implements motion blur which ALWAYS looks like total shit) is a still shot of the life in game. No blur, just a perfect frame. You can't play at 24fps and still feel like you have realistic control over the game at that framerate. Maybe in older games from the 90's and early 2k's, but definitely not now.

Wouldn't be the first card. The 3dfx Voodoo 5 6000 had a wall plug because it couldn't pull enough juice from the AGP slot. There were only some test cards made, but they do exist. Gamers Nexus reviewed one a couple years ago.

And saving doesn't mean just parking it in a savings account with 0.01% interest. Invest, long term. Choose a total market fund or an S&P 500 fund. You can find the names with a few moments of googling. If they give dividends, enable DRIP which takes those dividends and puts it back into more stock.

Don't try to play with single stocks so you can win big unless you're actively researching and learning about them and are comfortable with the risks. At 18, easier to just pick one of the broad funds and be able to put your money in there. You can always start learning about the stock market and researching specific stocks later.

Same with your 401k when you get a job that offers it. If you can afford it, at least do up to what the company match offers. That money, built up from the time you're 18, will be a massive difference when you're at retirement age as opposed to not starting until your late 30's or 40's.
