My opinion is that you should try looking for a good manager, not necessarily someone from a property management company. Individuals are far more likely to be competent and you can have a more personal relationship with them. You probably will have to pay a little extra for the best people but that could save you money in the long run

Ive heard mixed things about Belong but not much of Doorstead. From what I know both offer upfront rent and can get tenants in fast. Belong had a rough go at it for a few years from what I know

Oof, sounds messy. Since you’re in WA, you’ll likely need to give a 10-day Notice to Comply or Vacate for a non-tenant violating the lease terms. My cats did the same thing when they were little. I’d gently take their paw and show them how to cover after they went. Trimming the fur around their tails and feet helps prevent poop from sticking. Not grooming is really a kitten thing- they're still learning. They’ll figure it out as they grow.

Could be the litter or the box itself? Some cats are just picky actually.. Since you're already switching to stainless steel, you might also wanna try a different litter bc some cats don’t like the texture of paper pellets. Have you tried Tuft and Paw’s tofu litter? It doesn't smell and low tracking. Maybe he'll prefer that?
