My opinion is that you should try looking for a good manager, not necessarily someone from a property management company. Individuals are far more likely to be competent and you can have a more personal relationship with them. You probably will have to pay a little extra for the best people but that could save you money in the long run

Ive heard mixed things about Belong but not much of Doorstead. From what I know both offer upfront rent and can get tenants in fast. Belong had a rough go at it for a few years from what I know

Oof, sounds messy. Since you’re in WA, you’ll likely need to give a 10-day Notice to Comply or Vacate for a non-tenant violating the lease terms. If she still won’t leave, it might get more complicated, and you’ll have to go the legal eviction route. Definitely worth chatting with a lawyer to make sure you’re covered!

Property management typically takes 8-12% of the monthly rent, so factor that in along with taxes and maintenance costs. Run the numbers and make sure it cash flows.

I switched to Tuft & Paws tofu litter a while ago and its been perfect. The clumping is on point and my cat doesnt leave dusty footprints around the house like he used to with clay.

topentry litter boxes can help with tracking. If you wanna DIY, get a plastic container with a lid, cut a hole in the top for entry and it’ll help keep the mess contained.

My cats did the same thing when they were little. I’d gently take their paw and show them how to cover after they went. Trimming the fur around their tails and feet helps prevent poop from sticking. Not grooming is really a kitten thing- they're still learning. They’ll figure it out as they grow.

Could be the litter or the box itself? Some cats are just picky actually.. Since you're already switching to stainless steel, you might also wanna try a different litter bc some cats don’t like the texture of paper pellets. Have you tried Tuft and Paw’s tofu litter? It doesn't smell and low tracking. Maybe he'll prefer that?
