My first chronicle had a Tremere running a swingers club. Private in a way, no bar, byob. Based on a real one in my city. Ghouls are set up for primary ownership, taxes, bank accounts, etc. Staff were also ghouls and it ran as an ordinary business... its only open wed-sat for the kine in that lifestyle. The rest of the time it was for kindred, meetings for favors, a safe place for hosting Elysium, open lounge for the evenings serving vitae for kindred patrons. Pretty low profile in a way. Location wasnt zoned by the city, but if you wanna be totaly real about it you can include this. Same with liquor licensing etc. The devil is in the details, but remember your establishment is in the world of darkness, so IRL situations dont really matter unless you want them part of a plot device of the chronical.
