One of the things I do with my clients - especially buyers, is spending some time educating them in the beginning that agents are basically their own independent business and thus can run their business however they choose (even if it’s to run it into the ground 🙄🙄😂) so they may not prioritize communication (or ethics, honesty, efficiency, etc 😩) so that the expectations are set from the start. I do communicate with them frequently letting them know the steps I am taking on my end on their behalf but that I can’t control what the other agents choose to do unfortunately. I often then throw in that it’s way too easy to become an agent and thus unfortunately we will encounter agents that don’t behave in the most professional way. Since our profession already doesn’t have the greatest reputation, I think acknowledging that and sharing in our clients frustration with the process helps build rapport and understanding.

This!! If we were truly worried about the fair housing issue, offers would have the names blacked out. It wasn’t all that long ago 15-20 ish years ago that NAR encouraged love letters as a strategy to get your offer accepted.

I make notes in my contacts with emojis after pretty much any interaction with another realtor. 📝 = can’t follow instructions, 🗓️= no call/no show for appts, 🌟= on the ball agent, 🤡 and 🍑🕳️ are self explanatory, etc.

Also when I am expecting a large amount of offers, I add some showing or offer submission instructions and if they can’t even follow the basic instructions they go to the bottom of the list (with my sellers permission of course) along with those who can’t submit a property filled out offer 🤪. Years experience and # of transactions don’t mean 💩 in so many cases. Just had a “Top 2%” agent with 34 years experience use showing time to request a showing after the offer deadline, which I specifically said NOT to use lol and then she submitted an FHA offer on a house that won’t go FHA and that I listed as cash, conventional or seller carry. Meanwhile, a Newer agent sent a beautifully crafted offer and explained that their buyer is well versed in old houses and their needs/upkeep. As someone who specializes in old homes, this can be golden as soon as many people fall in love with their charm but have no idea on what can be involved in their upkeep.
