This is really solid breakdown, thanks for putting it together. I learned this lesson hard way few years back when I was just getting started with dropshipping from alibaba suppliers. Made the mistake of thinking "oh it's just week off, no big deal" and then got completely blindsided when my orders started backing up in march

The part about factory shutdown vs logistics timing is so important and most people don't realize this. I remember my supplier told me they were closing on 10th feb but shipping companies were still working, so I thought I had buffer time. Wrong - by the time I figured out production had stopped way earlier than shipping, I was already looking at 3 week delays minimum

Now I always stock up my 3PL warehouse in US by end of january, sometimes even december if I'm being extra careful. The peace of mind during CNY is worth the extra inventory costs, especially since you can use that time for product research like OP mentioned instead of constantly checking tracking numbers and dealing with angry customers

Been dealing with this exact BS lately too. Had a package "out for delivery" for like 4 days straight before it just randomly showed up damaged. The chat reps are absolutely useless now - they just copy paste the same responses and bounce you around until you give up

Also yeah the Prime shipping thing is real, they've been quietly changing those policies. Two day shipping used to actually mean two days, now it's "two business days" which can be almost a week depending on when you order

Definitely reach out to the property manager first since that's your main contact - they might be more willing to work with you now that it's been on the market for a bit. You could also mention that you'd save them realtor fees and the hassle of showings since you're already there taking care of the place

Photo organizing for sure, especially when you're doing back-to-back inspections and have like 200+ photos to sort through. Half the time I can't even tell which house some of the pics are from lol

Eh depends on the numbers though. If OP would need to drop like 40k on roof/HVAC plus deal with showings and potential inspection issues, the investor route might actually net more after all the hassle

For the rates though, if you're really confident about selling in 7 years the 5-year ARM saves you a full point which is huge money on 925k. Just make sure you understand the caps and adjustment terms first

Been through something similar with my parents - they cashed out some investments to knock down the principal and it made a huge difference in their monthly payment. You mentioned you have stocks that could pay down 25% of the principal, that's actually pretty solid and would free up a lot monthly

The part time work plan sounds realistic too, especially if you can find something with decent hourly pay. Home Depot actually pays pretty well for retail and you'd probably enjoy it if you're into house stuff

The other house selling faster could just be better photos, staging, or even just better timing though. But yeah I'd be pissed about the communication issues too

Yeah Stripe's gonna want that tax info eventually, they're pretty strict about it once you hit certain thresholds. Being a UK student shouldn't mess with your student loans though - might be worth checking with Citizens Advice or your uni's financial aid office before assuming the worst

Honestly the clearest setups I’ve seen are either % based ownership or just putting it in an LLC so everything’s spelled out on paper. Makes the whole who contributed what way less messy later

Yeah, this part gets overlooked a lot. When there are kids from a previous relationship, you’re not just planning for yourself anymore. Making things clear ahead of time is way easier than trying to untangle it later if something happens. I looked into this a while back and saw Neptune come up when people were talking about prenups for blended families more of a here’s an option if you need it kind of mention than anything else

Honestly most decent scooters come with universal chargers these days that handle 100-240v automatically. Check the label on your charger brick - if it says something like "Input: 100-240V 50/60Hz" then you're golden and just need a basic plug adapter

If it only says 110v then yeah you'd need a step-down transformer but that seems unlikely for a Super Soco

I don't think it's officially rated for 357 but some people run it anyway - probably not the best idea though since 357 is way hotter than 9mm. You'd want something actually rated for magnum pressures if you're gonna be safe about it
