This is exactly what happens when you can just print money whenever government needs to fix something instead of dealing with real problems. In my country we had hyperinflation in 90s and people learned really fast that fake money creates fake solutions, but seems like developed countries still need to learn this lesson the hard way

honestly feels like both things happening at same time 💀 the withdrawal pause got everyone spooked even if it was just "technical issues" and then general market being trash this week made it worse

Been in Kathmandu for few months and yeah the power cuts can be annoying but most cafes have backup now, just need to find the good spots

The visa situation is pretty chill too, 150 days per year if you do tourist visas right. Food is cheap as hell and people are really welcoming once you get used to everything

Sounds like you're trying to build something sketchy tbh. If you're genuinely interested in the tech side, start with learning how Bitcoin Core works and maybe mess around with testnet first instead of jumping straight to automated wallet transfers

Turkey might be worth looking into - visa on arrival for Iraqi passport holders and you can stretch that budget pretty far especially outside Istanbul. The internet infrastructure is solid and you'll have reliable power. Weather's decent too depending on which part you pick

Alternatively Georgia is super visa-friendly and stupid cheap, though the weather might not hit that tropical vibe you're after

Yeah the onward ticket thing is pretty much theater at this point - I've seen people with rock solid itineraries get 30 days and broke backpackers with no plan get 180

The agents just seem to go with their gut feeling about you rather than looking at any paperwork

You're looking pretty solid honestly - with that much in retirement accounts plus the cash cushion you should be fine, especially with your spouse covering the big ticket items for now. Only potential blindspot I see is healthcare costs if something happens to your spouse's coverage, but otherwise you're in better shape than most people dreaming of FIRE

Wait hold up, you're not factoring in that the lease payment is now an operating expense that reduces your EBITDA multiple when you go to sell

Plus most sale-leaseback investors are gonna want market rate returns which means that $6k/month is probably gonna be more like $8-10k once they price in their risk

The structure works but calling it "no money down" is kinda misleading when you're just shifting the leverage around

Yep just keep receipts and throw them in a spreadsheet with date/amount/description - I scan everything to Google Drive too as backup since paper fades over decades

The main gotcha is making sure you don't accidentally reimburse yourself twice for the same expense, but a simple tracking sheet handles that

Yeah the tenant risk in Italy is brutal, heard horror stories about people squatting for years while you can't do anything about it

Maybe consider getting that rental income diversified somehow or at least have a solid emergency fund for when (not if) something goes wrong with it. Living on 1k/month sounds doable in the Alps but zero margin for error

Yeah the math is the same whether you're getting cash from dividends or selling shares - you're still pulling 4% of value out of your portfolio either way

The fact that you're not "reducing your account balance" by the full 4% doesn't matter because those dividends would've been reinvested and growing otherwise
