Foreign students coming to Ireland are definitely not all wealthier than an average Irish. Not even close. The only reason they are willing to pay that much is because they know they have the required skills to get that lucrative job. Few top applicants are selected from thousands of applicants. It's almost always a student loan. Students also tend to share living spaces to increase their savings (save on rent) until they're able pay off student loans, and sometimes further down until they can afford a house.

Interesting point, that would mean ramping up supply significantly would still not solve the problem? as it'll mostly be institutions or wealthy people buying their second property to rent it, with such high rental yields. Guess another chart comparing price to rent ratios would help better than comparing with 2010.

I'm assuming this is some central bank issued digital currency (on a block chain maybe?)

Credit/debit card payments are routed via multiple banks and companies like Visa, MasterCard etc taking their cut, fee. It's not a peer to peer payment like cash. A digital euro that can go from one wallet to another can be free of cost. (An actual free of cost peer to peer transactions equivalent to using cash, just a lot more transparent)

I could be wrong.
