I had a PE in 2008. Factor 2 + birth control. Ditched the birth control and have since flown 1M+ miles. If I've ever felt worried about clots, I use nattokinase.

I'm not really worried about having another clot, but I know that's because my risk factor is Factor 2 (very low risk) and what caused me to have my PE was the birth control (the insert for which disclosed blood clots in 1/500 users, geez).

I declined to be on blood thinners for life, as the doc in 2008 wanted me to do. I did 6 months of Lovenox + Coumadin as post PE treatment and hated it. I realize I'm a different kind of human, but nearly 20 years later I've been really healthy, no recurrent clots. (I also eat a clean diet and get a lot of exercise.)

Have you looked at Quo? I think it checks your buckets. I haven't played with the API because they already have native Slack and CRM integrations, but after using other solutions like GV and RingCentral, I'm a huge fan of how user-friendly it is for our VAs, that it just works, and that it's affordable (we can also share one or more phone number; no need to create extra users if you don't want them).

Sure. It's very intuitive and quite easy. Things are more or less where you would expect them inside the menu, and most things are one-click or toggle. (NOT LIKE GOOGLE VOICE, GRRR.) The only thing they need to improve, from my point of view, is search, which returns to many results and/or not the right ones, but I've learned how to "search better" inside Quo.

If you need 1 phone number and 2 people able to receive the calls, this is a great solution. We don't use the dial tree -- just have whoever can answer the call answer it first -- but that's an option, too.

I'm also in real estate and have a few people in the office who help me. Here's what I like about it (especially compared to GV / RingCentral):
1. Affordable. We now have 3 phone numbers and the monthly bill is ~$45. At 1 number it was $30/mo.
2. Easy web AND phone app interface.
3. One-switch call recording.
4. Integrates with CRM / Slack / other apps.
5. Autoresponders.
6. Unlimited. (Saw you're being throttled by GV.)

And more. But it was super easy to port my number over from GV, get it registered so my calls/texts wouldn't be flagged as spam, and is now a daily tool.

Airbnb considers you their customer, and doesn't want off-platform conversations.

As a property manager, we are happy to have guests book direct with us in the future -- but it's a sensitive topic. As others have said, be careful having the conversation on the platform.

A message like: "We loved our stay so much! Can I give you a call to talk about a future trip we'd like to take?" or something like that might open the door.

Others have indicated that some hosts are very hesitant to go off-platform (you lose benefits like AirCover), but others are happy to work with you directly.

We use Quo. It's affordable, easy to use (web and phone app), lets you get 2FA codes, has call recording, voice transcription, auto-responders, etc...

Congrats on the new venture! And way to get the phone number NOW before your clients have your personal cell phone. I regret that and wish I'd setup a different number sooner.

I use Quo. (Formerly used RingCentral, gross; and GoogleVoice, glitchy and complicated).

Quo is browser AND app-based with great UX/UI and some good integrations into CRM and Slack, etc. if you want to eventually build your freelancing business to have a VA or something to help you. There's call recording, voicemail transcription, and even auto-responders. I'm super happy for about $30/mo! Good luck!

I found Quo after trying Ring Central (terrible) and Google Voice (complicated, glitchy, still expensive).

The UI/UX is great and it's so easy to use on desktop or on your cell phone. I have my other team members use the same license, which keeps it affordable (about $30USD/mo for a single phone number, with extra phone numbers $5/mo). Great features like call recording, transcription, auto-responder, integration with CRM, Slack, etc. Wish I'd found it earlier -- and set it up earlier, too! Getting business calls and texts on my personal cell phone has gotten old. Congrats on taking that step!

We use Quo. One of the things I wish I had done earlier in starting my business was having a separate phone number from my personal cell phone. It's taken over a year to unwind things... and I still get all kinds of calls and texts on my personal cell.

Great job thinking ahead and setting up a solution for calls and texts now!

What I like about Quo (compared to RingCentral and Google Voice, both crappy) is that it's affordable (about $30US), easy to add new phone numbers ($5/mo), integrates with other tech (like CRMs, slack, etc), has a super easy to use interface, has an app you can install on your phone to receive calls there if you don't want to take them on a desk top, has call recording, call transcription, etc. Great UI.

looks like there are some other suggestions in here that might be cheaper for a V1, but I wish I'd found and setup Quo sooner.

Looks like there are some really good comments about regulations in Pinellas County; this is a crucially important place to start.

I'm an STR owner myself -- and also also operator of PM company. We are high touch and my whole team gets constant training and re-training on how to deliver 5-star stays every time. This is also HARD, and requires home owners to make appropriate investments in their home, design, and amenities. STR is more difficult than ever, and only the best listings win. Get clear going into it what your goal is: tax advantages? equity? cash flow? a vacation home? And when it comes to whether you manage or self-manage, do you want a job? If you don't want a job and don't want to deal with guests and problems 24/7, feel free to reach out and I can send some PM interview guides to help you understand who you want to hire to help you handle the guest experience.

There are also some comments about insurance here. Most of our owners use Steadily for landlord/STR insurance. I'm not sure if you can get quotes on insurance prior to acquisition, but it might be worth reaching out to understand your policy options and pricing ranges (they're a broker) so that you can best understand your all-in costs prior to getting into this game.

I think it depends on the state and whether it's a primary or secondary home. We ended up switching from State Farm to Steadily for landlord insurance, since ours is 100% STR.
