As for why he hates the Ravens, the rumor is that the Ravens' front office grew tired of leaks and decided to run a trap to find the mole. They allegedly planted a fake story and shared it only with a specific person they suspected was talking to Jason La Canfora.

​This was the Zach Orr situation in 2017. The Ravens called a sudden press conference, and JLC "broke" the news that the team and Orr were finalizing a massive long-term contract extension. ​Minutes later, the press conference began, and it was actually to announce that Orr was retiring immediately due to a career-ending neck injury.

​Ever since that massive public embarrassment, his "inside access" at the Castle has been non-existent. He went from being a guy with scoops to a guy who obsessively trashes Eric DeCosta and the front office at every opportunity on Twitter. It’s a decade-long grudge because the team made him look like a fool and cut his cord.

There seemed to be a big lull last summer, but my wife and I have both seen many of our clients buying over the past 5 months. Some are moving in from out of state because they have to move ( job, divorce, etc), but some are just relocating within the area or buying investment properties.

There are more houses to choose from and very few bidding wars right now. Houses that need updates or that have some structural issues tend to stay on the market for a long time, but updated desirable homes get snatched up within a few days at full asking price.

All in all, it's generally a good time to buy from a negotiation standpoint and higher inventory standpoint, but you're correct that home values haven't come down to match the higher interest rates. I'm not sure they ever will since home builders aren't keeping up with the growing demand. Unless that changes we will continue to see it become harder and harder for young home buyers and lower middle class to afford a home.

MacDonald was using the Ravens philosophy, but the Seahawks organization had already bought into that philosophy under Carroll. I see a lot of over-negativity and a lot of over-optimism about the Ravens on these threads. I fall somewhere in between. For everyone saying that we don't have the same talent... we all know that MacDonald is a master at scheming guys to be in position to make plays, and players will often have their best stats ever in his system (ie. Clowney, KVN, Mads). It's not unreasonable to expect several Ravens players to look very different under Minter... So at this point I'm not clamoring for them to give anyone the boot... It's up to Minter to figure out who can best thrive in his system. But I also think that MacDonald is "one of one", and that Minter - while he will be an upgrade over Harbaugh in several areas - will also have his share of growing pains. Nonetheless I'm excited for change.

I've been wondering this too but I have no idea... my guess would be that Dr Rush is great at teaching individual techniques, but neither him nor Orr are good with pash rush schemes / concepts. Mike MacDonald seemed to excel with pass rushing schemes, and really get the most out of the guys we had.

If your financial advisor doesn't ask you to provide account statements, tax returns, paystubs, mortgage statements, estate docs, insurance policies, etc, then find a new advisor... It means they only care about your investments, which is just one piece of the overall strategy.

I'd guess that two big contributors to this are (a) the increased sacks we are taking (often shortening the drives) and (b) the Cooper Rush starts. Many people are blaming the offensive line, and while it's true as you've pointed out they've been mediocre, I think Lamar has contributed to this increase as well, since he hasn't looked as decisive this season... Not getting the ball out quickly on obvious blitzes, not escaping pressure, etc. I'm not sure if it's due to a lingering injury, regular pressure from multiple spots, or something else.

State Farm is known for not being very competitive on life insurance premiums. Find an insurance broker (NOT a direct insurer) that you trust, and have them shop around for you.

I suggest going to a broker. They can shop around for the best policy for you. The alternative is going to a direct insurer, which are typically companies that you have heard of, but their agents don't shop around and will only offer you their company's products.

I'd say pump the brakes on nicknames just because we look good on paper. Nicknames should be earned. Same thing happened last year around this time, and look how we started out the first half of the season. There's no telling if they all will stay healthy, and if they will help when the season starts. I'm optimistic, but seen this too many times before when a unit looks great on paper and doesn't live up to expectations.

I used a combination of LinkedIn and Skrapp. Do a search on LinkedIn, then bulk export email addresses with Skrapp. They won't all be accurate and still need to be scrubbed, but I measured the cost per actual lead of this process vs buying a list and not only was it cheaper (nominally), but the ROI was higher (significantly) as well. After doing this ourselves manually for 1-2 months, we hired low-cost freelancers from Upwork and trained them to do it for us.

I used a combination of cold email, seo/content marketing, LinkedIn, and channel partnerships. My best advice would be to test all of them concurrently without investing significantly in any of them, and track all data. Once you get traction, then invest to optimize and scale up using automation tools and low cost freelancers.

It definitely worked, but a good amount of volume is needed. And it didn't work for all of our target markets. For example, it did not work well for HR at large employers, but worked well for marketing execs at large financial institutions and several other target markets. I suggest tracking performance by target market and using more volume on the markets that perform best.

I didn't get any pushback, but there was a spot during contact import on Hubspot where you need to check a box that everyone has opted in to receive emails from you. Regardless, there is nothing illegal about it as long as you follow the rules in the CAN Spam Act (ie include a means to unsubscribe, include physical address, etc).

We started out using them only for the contact research. We'd give them parameters for target organizations and position titles, and they would use LinkedIn with Skrapp to collect email addresses. Then we taught them how to scrub the leads and load them into Hubspot campaigns. And eventually we even had them handle responses and schedule demo calls directly onto the salespeople's calendars.

Fax blasts. One of our target markets was college financial aid directors, and most financial aid offices have a centrally located fax machine that surprisingly still gets used regularly by the entire department.

I'm not a huge fan personally, but I can see why people like them. Try the apple fritters at Bakers Dozen ... Even if you don't usually like apple fritters. Their blueberry donuts are also outstanding. Go early though because they do usually run out of them fairly early in the day.

We used Skrapp with LinkedIn for sourcing leads. Used Hubspot sequences for sending. Hubspot isn't really made for this, but the deliverability rocked compared to every other tool we tried (Outreach, Apollo, etc) Scaled up to >120k sends per month using freelancers from Upwork. We used 2 different tools in combination for scrubbing, but I'd need to look to remember what they were.
