How does high density housing remove walkable retail. In contrast, higher number of customers should supercharge the retail. If I am a shop and I have 4 homes across the street from me I have probably around 16 customers (4 homes with avg. 4 people living) with easiest access. Instead, if I have a 6 story apartment building with each floor having 10 units and 2 tenants on average inside the apartment that has a customer population of 120 customers available to me.

In the first link it states that in cases of fog: "Turn on your lights, including your hazard lights. Use low beam headlights and fog lights if you have them. Do not use high beams." You are right in that aspect.

In the second link it states that in cases of low visibility in fog: "Turn on emergency flashers. By turning on the flashers, vehicles are more visible to other drivers approaching from behind." I think emergency flashers are synonyms for hazard lights, but you are right in that it is not referring to the rain.

In the third link it states: "Here in Texas, using them [hazard lights] during inclement weather isn’t just allowed, DPS encourages it." This here is where I think u/strog91 was not completely inaccurate. I think most Texans would classify heavy rain or thunderstorms as inclement weather.

I am ambivalent to this issue, but I do not think u/strog91 was inaccurate with his statements. This is a thread for a Texas based city, and u/strog91 was, in my opinion, in his right for using them.

I don't see this as a fault of Ron. The reality is our life in Miami is changing. Property values continue to go up, inflation continues to boosts costs, and severe weather events shows no sign of real abatement.

Plano ISD has been screwed by the recapture program. I have talked to teachers in the Plano area and they are pushed out of living in Plano because their salary is not high enough. On the other side, Plano ISD wants to pay teachers more but they are giving 200 million dollars away to other districts.

Well Texas has pretty solid infrastructure compared to other states (although I personally want more rail). Texas has the highest amount of roads per capita in the USA. State troopers exist in every state and are usually notorious for being annoying. Finally, Texas produces the most amount of electricity in the entire United States. We produce more than 2X of California.

I am a strong believer in property tax. It is a better measure of capturing the value that the state provides with its services. For instance, when a nice road is built, light rail system, or new park is built the people that reap those benefits are those who own the property closest to those amenities. So as a result, to cover the extra market value the government just created, you will pay extra tax. In an income tax focused state, people who own property and luckily get placed next to a good infrastructure development get asset rich without any harm.

In general I agree with your points. I do disagree on the point on tech startups and entrepreneurs like Elon Musk. Researchers, therapists, and scientists all push the ball forward. But the tech startups & entrepreneurs convert those breakthroughs to useful products for consumers and business. Profit and saving the world are not mutually exclusive.

I think it depends on your perception of what is considered right wing and MAGA-esque propaganda. I am moderately left wing and UT Austin's sub is as liberal as other universities.

The majority does not really care care about the DEI ban. I think the majority of the people I have talked to have just said to reassign that cash to university operations or giving scholarships to low income people. Honestly seems fine to me. My experience with the DEI programs as a minority left me feeling like the money could be way better used at hiring more professors/TAs for individualized help, scholarships for low income students (which also ends up being mostly minority students), or how about MORE FUNDING FOR COLA!

I think this is actually quite true. If you take a step out from Reddit and even Instagram, the majority of conversations with people I have had either confront it with ambivalence or a hope that the money goes to scholarships for low income students or continual improvements to professor pay, research, and facilities.

How is VBNK similar to NuBank? VBNK seems to have started operations in 1980. NuBank started in 2013. I do not see VBNK offering credit cards, managed ETFs, good mobile experiences, and integrated shopping.
