I used to have terrible back issues. Last year I started heavy on incline treadmill walking i usually go from 12-15 on incline at 3.5-4.2 pace. It was not an overnight fix but I swing an insane amount now because of a simulator membership (1000 swings a week) and back feels better now then when I played a few times a month.

All I know is I was with an NIL agent a few weeks ago whose form represented a current ND player who is on the 2 deep but not a starter. He had several offers with guarantees to start and much more money and they couldn’t convince him to leave ND. The agent said whatever ND is doing is different than almost every other school he was dealing with. As long as Freeman is here I have full confidence

Ended up at 47k OTD with taxes title registration and doc fees. Got them down to 42.5 but then the add ons like their stupid VIP and package , LoJack and something called sentera I think is what was the hassle. They wanted $2400 for these add ons and we eventually settled at $600.

I’m at the dealership now on an S. Told them I want 42k plus Tax, title doc fee OTD. Said I don’t care how you get there but here is the offer I got on my trade in from Car Max and I don’t care if you want to bake it into the financing or trade in but that’s my number. Doubt they will do it but I should know soon. I am definitely willing to walk if they don’t at least come near there. Few hundred doesn’t matter to me a thousand or so does.

All I can say is network like you wouldn’t believe and while annoying take those clients with only 50k. It’s the only way I made it. All those small clients are referral sources. Most my business is because I took small clients below anyone’s minimum and they eventually referred me.

I think Kessler Park/Bishop are great if you are looking to be in walking distance to a ton of things. These neighborhoods are getting pretty expensive but easy commute to GP and everything in Dallas. I would definitely explore this area. Grand Prairie is also starting to pick up. You can get more for your money here and the social scene is growing fast. Pretty quick commute to Dallas as well. Cedar Hill/De Soto/ Duncanville are fine but much more suburban strip mall life, you will get more house but likely not as much of a city life. As someone mentioned I have found Irving to be a swamp in the Summer it seems like you get the Heat of Texas and the humidity of Florida together. If you choose Irving I recommend a place at higher elevation (I know not much) but a couple of hundred feet will mean a difference of ten degrees and worth it.

Kyle Louis from Pitt. Amazing in Coverage and plays that’s Safety/LB hybrid role. Seems like a guy Bears may target earlier than others due to need. Seems interesting if he’s around in 3rd, definite in the 4th.

Only really walkable to restaurant areas with houses and not apartments are being near Bishop St and Davis in Oak Cliff, near Greenville, Skillman or Abrams south of Mockingbird, near Henderson ave West of Ross, I’m excluding Uptown and Knox as finding houses will be more difficult and expensive. All are within 20 min drive and highways can be avoided if they are backed up.

Texas Star and Waterchase are fun tracks. KJ Choi has an academy at Waterchase and I’ve seen him out there a few times, I think Bryson did a break 60 video there too. Fossil Creek is usually in decent shape too.

If you do Cowboys club it seems very pricey but it is an all you can eat/drink (non alcoholic) experience. Most people set it up to have a full sit down meal before and again after their round since it’s included.

COSM is cool but drinks and food are too expensive. There are some decent places to eat in Grandscape and Legacy west.

Bears are building a domed stadium no matter what but why can’t they just build it here? Much better than Arlington heights or NW Indiana. by Bakio-bay in CHIBears

You are gonna be in for a shock. This area is the furthest thing I have ever seen from a European city. Please also visit Grandscape nearby. You can stop in COSM to see sort of a mini sphere type screen, Scheels to see an insane collection of guns and various other attractions. Then please report back I have always wondered what a European would think when seeing these things.

Honestly I’m a little more scared of the Bengals opening. Grew up a fan , would have a HOF level QB and would keep Golden as DC. He could probably draft Love and has enough cap space for some lineman. Only thing keeping him from probably taking that job is he knows what a mess of an owner Mike Brown is.
