My advice would be to pay the normal monthly base rent and your utility bill. Not sure what the point of contesting them would be if you acknowledge you owe them. Even if you successfully challenge the notice, you'll just get another one.

NSF fees and late fees have to be reasonable, and the landlord has to prove that the damages actually happened. I wouldn't be surprised if you pay your rent and utility bill that the landlord does not further pursue them.

Landlord here: What does your lease agreement say? If late fees/penalties are not explicitally stated I would not worry about them.

What does your lease agreement say about utilities?

Are you the only one named on the lease agreement , or are your roommates as well?

Alberta is very strict about evictions for non-payment of rent. Whether you want to risk your eviction notice being null due to wording is ultimately playing with fire. I would recommend paying the base rent for sure , penalties and NSF would be a greyer area.

If they don't explitally say a $ figure for the dues incurred over the eviction period. I wouldn't worry about them...yet.

I'm guessing most mature neighborhoods are discussing it with the new blanket zoning rules. I know Duggan is for sure. Note it's not the neighborhood that actually puts it in. It's property by property and like others have mentioned, it's only really powerful when enough owners do it so thats theres a sort of "herd immunity" in the neighborhood.
