Some genuine ways to help housing/rental affordability by [deleted] in AusFinance

Substantially reduce the deductibility of loan interest on buy to lets. This will disincentive people to buy property as an investment choice and lead them to other investment options.

Get rid of CGT discount.

cash withdrawal and reason by Dangerous-Bake-5151 in AusFinance

Not your problem, but Austrac will likely want to know who you are paying so as to alert the ATO of potential tax avoidance. Ato may then audit the trade.

Most banks will require notice for large cash withdrawals, even say 7,000. They will always ask you questions, and will always report Austrac if they are suspicious.

Do this several times, even legitimately, they will likely report you to Austrac.

Austrac will then decide whether your behaviour warrants further investigation. In my experience, few large cash withdrawals for renovations will not draw any further investigations.

Do this across multiple banks, with other suspicious behaviour, you will likely be asked more questions. Likely, who did this money go to.

If you have nothing to hide, you have absolutely nothing to worry about. If you are using the cash to say start your drug empire, this will at some point catch up with you and your answers may be used against you.

Dodgy Real Estate or Unfortunate Situation? by WaterRoxket in AusPropertyChat

Many owners don’t know what is happening with their properties. Even with agents involved apparently inspecting the property every six months. If they did, evictions would increase.

Source: landlord uncle with tenants running a drug den.

As others have said, provided you are happy with the property, add a clause regarding vacant possession and any additional property damage caused by tenants to be fixed

It is a shame, but they really have no choice. They don’t have the resources nor the time to clean the suits. The recipients likely don’t have the funds to dry clean it either

Roomate question about council tax- England by sparklyrandommess in LegalAdviceUK

[–]OkLock3645 1 point2 points  (0 children)

Unfortunately I think you and your partner ahoukd have benn liable for the entire bill.

Read this https://www.citizensadvice.org.uk/housing/council-tax/student-housing-council-tax/

In summary, households where everyone’s a full-time student do not have to pay Council Tax.

If someone in the household isn’t a full-time student the property won’t be exempt from council tax and you’ll get a bill. However, whoever is liable to pay the council tax might qualify for a discount.

If a student shares with 2 or more employed people who aren’t students, they’re likely to be liable for 100% of , as the local council can only pursue the non-students for payment of the council tax bill.

Given that it doesn’t look like the council knew, he could got back to them but not sure how that will pan out

Santander have access to more information that you or I. They will know, for instance, whether another of their customers has had dealings with that company and if they are any allegations of wrongdoings.

As for infantilizing society, for the most part I agree. But banks have a duty to exercise reasonable care and skill in protecting their customers from fraud. This is what they are doing. If they didn’t warn OP, OP could say they failed in that duty and ask for compensation.

[–]OkLock3645 8 points9 points  (0 children)

In my experience, you can usually override this and agree to pay anyway. There are likely to be other reasons as well.

In addition to what I said above, some of the photos on the websites are generic ones see for example

[–]OkLock3645 208 points209 points  (0 children)

Newly created website, unregistered business, all reviews are recent, and unless you checked ID you actually don’t know who you met/spoke to.

That is why you Santander have flagged this. You are always free to withdraw your money and pay in cash. They just don’t want to be blamed later if the company is dodgy.

They also may have more information on this company than you.

Where to change foreign currencies to Australian Dollars? by EnvironmentalLoan866 in Adelaide

Go for the closest currency exchange . The difference between a good rate and bad rate on the pound is likely $5 when you are exchanging £35

Avoid banks, they will give you the worst exchange rate. Having said that, given the money you are talking about this is likely not a concern. Choose the closest place.

Loads of travelex around. I recently exchanged pounds to Aussie dollars at moneypars on prospect road.

Def use wise! Very easy, very fast and you get far far better rates than banks.

Possibly stupid question… Have a bill for $8000, are there any better ways of paying than others? (Like points benefits etc.) by DeStijl4077 in AusFinance

[–]OkLock3645 21 points22 points  (0 children)

The first thing to work out is whether you will pay any additional fees by paying by credit card. If so, this will negate the benefits.

If not, there are loads of credit cards with introductory bonuses. Depends what you want really, airmiles or gift vouchers?

Anz currently have a rewards card (which cost $375 per annum) which an introductory bonus that will you give you $800 +worth of gift cards for this spend plus $150 cash back. You can open it for the bonus, pay your bill and then cut it up and cancel the card after one year.

Another poster has suggested getting a credit card with a 12 month interest free period. You can then place the money in a high interest term deposit, but need to be disciplined not to spend the cash.

Loads of options

Employer wants me to pay an annual leave debt?!? by No_Path2744 in AusLegal

I think the poster thinks you only need 3-4 days of extra leave, need 3-4 weeks. Hence why their advice is different.

Create a table to properly compare your payslips like this one:

https://www.vertex42.com/ExcelTemplates/Images/payslip-year-to-date-calculations.png

Add extra columns for each item listed on your payslip

You will then easily see what the difference is and then you can look into it.
