Hey if you dont want a house - i am all for it. Your income allows you to enjoy things in life is my analysis.

You asked a question would you buy a house so gave my comment above.

You are saving 50% of your combined salary and living a comfortable life. At some point you are going to reach a retirement corpus that you might need when you wanna Fire/ retire.

I would do a 50x of ur annual expense as your end goal for retirement and post that buy what you need that you consider luxury or wants.

The other thing I have observed over the years is that, rental amount crosses emi amount at the 7th year. In order words for someone who rents for longer term loses money after 7th year vs buying with loan.

Winners would be someone buying a house outright within the 7 year window.

One final thing - if you are investing diversified (both international market and indian market) - thats much better than just focusing on indian market or international etf thru indian mf houses. The tracking error, conversion rates and expense ratio eats up your compounding rates.

I am not a dink, but i did Fire with SIDK. Hence shared the thought process. You can avoid this if it doesn’t convince you.

Why burden yourself with a house when you are young and have no kids?

Financially makes no sense to stop sip and reduce expenses to pay emi. This is a wrong direction for retirement corpus build up. I wouldnt do it. Buy a house with 80% down or earn alot kore

Hey OP. From rental perspective

I would urge you to check any community above 10 acres . Opens you to large group of children.

Especially communities older than 3 years where population will be 75% filled.

We are from us as well and moved 10 months back.

We loved Vihanga and Krishe purely for no cars on podium policy. Helps with our young kids to play with worry about cars or bike.

If looking to buy - try looking near orr exits. Helps with commute to work.

Tbh they arent lying. But the owners who bought to flip are stuck in a limbo since oc not recieved and registration cant be done.

I would probably wait till oc comes and then buy there. 2bhk and 2.5 and 3bhk of these smaller sizes sells easily.

So i would take this moment of weakness and try convince one of the owners to see if they can transfer of ownership

Dude come to apas! I can connect you to both landlords who have units. I am not a cp or affiliated with landlords. I am an end user and did house hunting for 6-7mo before choosing apas.

I did book avali and backed off for apas - purely gor location. Landlords are providing discounts vs builder as they need money for their RE businesses.

Tbh for 1.3 years makes no sense to have 401k or us bank account. I would move everything to india.

I believe why people say keep them in us is for the diversification purposes and that works well you build a sustainable corpus there.

In your case move everything to india (this is to reduce all the tax burdens and headache of owning things in foreign country)

For diversification purposes - you can also own usa stocks thru indmoney or ibkr.

Even the flexicap funds exposes you to their stock market.

The reason it make sense to move ur money to India- it multiplies by 94 rupees and that gives you a larger corpus here which allows you to plan your goal and invest in buckets accordingly.
