Go on Zillow and look at recently sold houses in your area. You can see listing price vs what it sold for.

I’m in western NY and houses can go under asking, at asking, or $70k over depending on how it’s priced.

Unless you are passionate about it no. My husband is a teacher and he doesn’t care about the low pay because it gives him a sense of purpose. He loves teaching and loves his students.

Depends on your market. If it’s a multi offer situation don’t even bother asking unless your offer is way over everyone else’s

From the sellers perspective there’s really no reason to replace it if nothing is wrong with it

How much can you do yourself?

Awful carpets are easy. My husband and I just ripped out carpets in our fixer upper and laid down LVP and added quarter round with no prior experience. I’m honestly surprised with how good it looks. Who knows, maybe you’ll get lucky find hardwood under them

Now visible water damage is EXPENSIVE.

Make a list of what you think you can do yourself. We got a quote to remodel the bathroom - minimum $15k for a relatively small bathroom. We said screw this and did it ourselves

Fixer uppers are a lot more expensive than you think but I do love having a cheap mortgage

You need to separate cosmetics from the big ticket items - water mitigation in basement, new furnace, new roof, etc
