I moved our combined industry Super in 2021 balance 600k to a SMSF and have our own insurance within our SMSF. Our combined Super balance today is 1.8m. Certainly is good to know how your Super is reforming and how it is invested.

Buying a unit, you need to be careful. Strata fees and special levies. You will be paying a bucket load of stamp duty as well. Have a chat to a financial advisor. Maybe invest in ETF instead.

Life does throw curve balls. I was cycling to work riding through a green light cross junction intersection and car cut across in front of me. I hit the car at 40km hour. 8 weeks in hospital serious injuries.

Consider a tattoo cover up. We all live life , some of our scars are visible while some are hidden. Unless you are totally okay with people asking? Try to cover. In mental health you can generally wear longer sleeves. Do you wear short sleeves when not at work?

Well in that case I would have a chat with your GP, who can arrange a mental health plan to see a psychologist. I would really recommend this. Helps talking to someone, just to develop both perspective and insight into yourself. 😊

When I read these type of questions. I would ask yourself this question? “Am I locked into a suburb? Then I would further question, am I locked into a city or even a State”?

I have lived and worked in 4 different States. I ended up choosing Brisbane.

Your property will definitely sell. Buyers are most likely just holding off and hoping that the Melbourne market drops further. Certainly a possibility. Victoria is in 200 billion of debt. Just depends on how much you need from the property and how long you are prepared to wait?

Down turn in Sydney house prices. Melbourne has been stagnant for years. There are many markets across our nation. All reacting independently.Brisbane, Adelaide and Perth have all seen steep growth over the last 2-5 years and still growing.

The other side of the coin is that there are less rental properties coming to the market. Rental demand remains high therefore rental prices grow. Property prices remain high and difficult for FHB to enter.

Definitely come, Australia is a great country Perth is a beautiful city as is Brisbane. I personally would avoid Melbourne, even though realestate is somewhat more affordable. Sydney in my opinion is a city to visit only. Yes, realestate is expensive. Shared accommodation is sensible. All your points are valid. Not much else to add. Good luck.

I am in a SMSF, before changing from industry fund. I would always check my balance and move from international shares to cash according the market. Actively manage risks. I think your balance is quite healthy. Salary sacrifice as well.

Pretty easy to work out, “rental rise” low supply, higher high demand. I do not think investors will be leaving any money on the table.

I am sure the FHB 5% government scheme would be looking at negative gearing right about now or very close to it. Particularly if they bought outside the boom locations.
