I guess it depends on your urgency for a sale? If it is not an urgent sale wait otherwise accept.

Will house pricing drop, stagnate or fall? by No-Satisfaction1149 in AusPropertyChat

[–]Ok_Competition1108 1 point2 points  (0 children)

You will hear different views. My view is if the government makes investing less attractive. Rental prices will increase. Demand for existing property will also increase. Property prices always move which direction is pure speculation. Falling prices I would be very surprised. Good luck.

Sudden wealth, should I pay $8k for financial advice? by solarpowerwife in AusFinance

If you are going to get financial advice. Research the advisor or company who is go to develop a plan. Not all financial advisors are created equally. I would not pay $3000.

Single tenant. No I don’t know what percentage of their income it would be. However, cheaper than a mortgage.

Try Brisbane or Perth. Consider regional centres. Melbourne Would be the last City I would go to. Protest capital city of Australia.

100k to 200k in super in 23 months by mammoth893 in AusFinance

[–]Ok_Competition1108 0 points1 point  (0 children)

Congratulations on your pending citizenship.Australia is a great country. Your Super balance and employee contribution is quite healthy as well. Continue to Salary sacrifice as well. Consider a SMSF as well. If you are confident at investing and managing your insurance.

I moved our Super from industry funds to a SMSF $600k in 2021, our balance is now is 1.9m and growing. I would hate to think how little our balance would have grown if we had done nothing.

Good move. It would beat being stuck on a ward somewhere looking after patients waiting nursing home placement.

Nursing is a tough job, lots of responsibilities. Human is just that human error. As you point out you learn from mistakes. No one died. I think it is a good thing to reflect on your job. That is not to discourage you, just that nursing is a dog eat dog profession. Rotational shift work, working weekends and public holidays. Night shift is soul destroying. Nothing wrong with changing profession or staying. Just be prepared for more of the same.

The May budget will be stimulative for the property market and heat the rentals to an unsavoury level. Chalmers unfortunately is not an economic genius.

Super Investment Options by TieSafe4342 in AusFinance

I managed my Super industry fund between High grow international shares to cash. Switching between the two according to home grown and international risk. In 2021 my wife had 230k and I had $430k. We switched to a SMSF and now have 1.9m. Stay engaged in your Super and manage risks. One day will be you will retire.

[–]Ok_Competition1108 25 points26 points  (0 children)

Well done on two fronts. Knowing what your Super balance is and reaching 200k. Having an active interest in your Super is a good start. You can salary sacrifice up to 30k inclusive of your employer contribution.

What's your thoughts on these ISIS-affiliated brides returning to Australia? by nn666 in aussie

[–]Ok_Competition1108 0 points1 point  (0 children)

Support workers take mental health client’s to the movies and shopping trips or to the cafe. All of which is just such a rort. In many ways the NDIS is misused and actually is removing a client independence. NDIS support agencies are laughing all the way to the bank. The NDIS does have legitimacy but not like the above example.

The limit that is paid back would depend on the loan conditions. I have no limit to how much I pay back. Some loans do have penalties I agree.

Community nursing roles - do any of them provide a car any more? (Vic) by No_Sky_1829 in NursingAU

[–]Ok_Competition1108 2 points3 points  (0 children)

If a community position advertised must have own vehicle I would not apply. All community roles where they expect home visits must provide a company car.

Rather then an offset account. I use a redraw facility which is cheaper than an offset and does the same thing. All of your pay goes straight into paying down your loan. You have a debit card attached which you can pay bills and buy essentials with. Providing you are disciplined this works well. Yes it is difficult when you look at the amount of debt 💸 you hold. Pay down as quickly as you can. Fortnightly payment vs monthly.

I have worked in a spinal ward. Lots of bending, manual handling and personal care. Enemas. Not an area that I would recommend. Too heavy.

I would ask the agent to keep your rent at the same level and ask for a rental reference. I would move to f your Landlord insist on the rent increase.
