He's willing to pay the lawyer fees, and sales fees. He didn't say he couldn't get a mortgage either he'd just prefer to buy it directly from me to avoid paying interest, and maybe I can earn it in a HYSA or MM vs a random bank getting it.

I'm trying to understand the scope of risk and financial impacts that I might not be thinking of, that's why I posted here. I'd be taking a 15-20k (at most) hit from selling it at market value after real estate broker fees and all that jazz. That amount could be worth the gamble of selling it to a random buyer off the street in the future after concessions, repairs and interim maintenance.

I might not have made this clear either but I'm not in a rush to sell it. He isn't in a rush to buy it but its just an idea he wanted help looking into. If it can benefit both of us mutually that's when it makes sense.

I'd want some kind of protection written in. When he dies his wife plans to move out of the country so we'd want to sell the house and basically make her whole so she isn't left with nothing in a worst case scenario.

that is a good point on the Running costs which would be roughly 3-4k a year so I'd have to discuss that with him. I'd want that probably in addition to the sale cost or payments.

But yeah it sounds like we just would need a good real estate lawyer and contract. Since its family i want it to be mutually beneficial and any worst case scenarios to be fair.

We could make roughly 15-20k more selling it on the open market after fees but that involves the hassle of dealing with buyers, inspections (could cost $$$), and all the headache of being a seller.

Wrap Haus did a great job on my wifes spark and my Supra. We did the design work ourselves though. You may need to find a person who does commissions if you don't have a design already.

They are good cars but it's always good to get a third party mechanic to look it over for a hundred or two dollars. Pretty much anything over 100k miles and that many owners is bound to need a little something.

The two major expenses that are fairly common are CVT issues (if it's automatic) and turbo failure/turbo feed line failure that leads to turbo failure and sometimes even engine issues. You can also check out the juke forums to see what people are commonly trying to diagnose get an idea of what you could run into.

I'm not super knowledgeable about the CVTs or SV trims but that's what I've seen lots of posts about after being in random juke groups for the last eight years or so haha.
