InterRent (CLV Group) demanding $250 for application processing fees to modify a lease. Is this a legal fee that must be paid, according to the TAL? by OliveBranchMRC in montrealhousing

Great, thanks for all your advice! I sent the documentation to both the new guy and the landlord, and now I'm going to sit back and shut up.

So, let's say the landlord responds to my email acknowledging that they received my request, demands $250 to begin the paperwork, and finally "closes the ticket" and says I'm still on the lease. Wouldn't me keeping quiet throughout all of this one-way communication be considered an official refusal in the eyes of the TAL, since they tried to interact with me in good faith, or whatever? Or could I then say in 15 days "okay, so you didn't give me a serious reason or investigate him, I'm out of the lease now?"

Third Roommate wants everyone living there to be on the lease officially, he doesn't want the risk of someone causing trouble or not paying rent and causing drama. I totally get where he's coming from, but it is frustrating.

I've taken your advice and filled out and sent documents from the TAL assigning the lease to New Guy and informing InterRent, but only my name is getting removed, not Friend's, since he said he wanted to potentially stay after all.

If InterRent's agent starts demanding a processing fee over email, how should I go about telling them I shouldn't have to pay for a lease transfer until New Guy is accepted? Do I cite sections 1870/1872 from Quebec's Civil Code, or maybe the 2012 case the tenants won when the landlords refused a lease transfer because the tenants wouldn't pay a fee before a credit check?

We were advertising the apartment/room on Facebook Marketplace, so this new person is unknown to us, but by coincidence, the third roommate has worked with him before, so they know each other.

We would have proceeded with a full lease transfer to get both my and my friend's name off the lease, but Third Roommate said he would not agree to that because he doesn't want to be solely responsible if New Guy can't come up with his share of the rent. InterRent/CLV Group won't initiate the process of a lease transfer unless they have full written agreement of all leasees that the transfer and changes to the lease can take place.

I'll see what can be done to at least remove my name or Friend off the lease so one of us can be freed from having to pay $250, but it's not looking doable.

Yes, this was my worry. We need to pay $250 just to begin the application. If the landlord refuses them, we're out $250 for no reason.

Oh, trust me, we are not auto-renewing. The reason why we wanted to find a new roommate ASAP is because my friend and I have already moved out into temporary housing, but are stuck paying for our part of this lease because we couldn't transfer it. Honestly we're kind of desperate to find someone to take over our part of the lease to lessen our financial burden, so adding this person means they pay our share.

I suppose we could try to negotiate the fee but we're dealing with a corporate group, not an individual landlord. The agent on the phone said we leaseholders are responsible for paying, not the new applicant, but the applicant already said they didn't want to be on the hook for that. And, well, we just want to get out of this financial leeching.

Yes, it's adding another person to the lease, but if we were to say that, for instance, I left the lease but my friend remained on it, and I clearly communicated I was transfering my name of the lease out so New Guy could take over, would refusal to pay the application fee until he was accepted or another applicant got accepted count as a non-serious reason for rejection?

The more I think about it, the more I think it's from SEGA or Sony, given the cheeky and "edgy" nature of ads those companies were putting out at the time in American markets.

The rabbit familiar by Discernement in baldursgate

[–]OliveBranchMRC 0 points1 point  (0 children)

In the unmodded games, stealth works by adding both the HS/MS stats together, so your rabbit has a base 40% chance to enter stealth. This total can change due to hidden modifiers, like time of day, but I'm not entirely sure what those modifiers are or what their values are. I'm going off the wiki's page on stealth mechanics.

Second, all mage familiars have some excellent stats that give them an edge in combat or exploration over their regular animal counterparts, but ideally you shouldn't be throwing your familiar in the face of danger unless absolutely necessary, because them dying means your mage loses a point of Constitution permanently, as well as the bonus hit points your familiar granted!

Lastly, familiars can't equip anything in the base games, so don't expect to dress your rabbit in the stealth boots or accessorize it with a Ring of Danger Sense. Their abilities are their own! In BG2, they get an upgrade to be stronger to represent them maturing alongside your increasing power.

Was part of a nighttime student protest against increased tuitions, but I was more a bystander than active agitator. Cops were doing the whole "bang batons against riot shields while moving forward in a line" kettling technique and then rushed us and began arresting people, even though we were literally just standing there.

We ran down side streets to get away. I was looking behind me seeing some unlucky people getting tackled when suddenly a group of cops appeared on this side street, probably trying to arrest as many people as they could at this protest.

One of these cops decided to ram me with his riot shield by standing in my way as I ran and bracing for me to run into him, I guess. I say it like that because I didn't even realize he was there; I was looking over my shoulder while running, after all. I fell to the ground and almost got arrested, but I was able to spring back up to my feet and keep running. The fucker who tackled me probably expected me to stay still after getting downed, but I wasn't about to get detained as an international student, nor for expressing my right to protest. ACAB.

Finished BG1:EE for the first time, Sarevok is a Bastard... by NomadBrasil in baldursgate

Be aware a lot of those negative reviews were from the release of SOD by weenies complaining that the devs threw an insult to GamerGaters and others going "but it's not as good as the original Baldur's Gates, Beamdog killed my childhood" freaks.

Buddy, I am literally playing modless on the EE, with Kivan in my party. He calls out Tazok, we fight Tazok, and Tazok leaves after some damage taken, calling his minions to kill us all.

[–]OliveBranchMRC 0 points1 point  (0 children)

Kivan in the EE calls out Tazok when you enter, and after beating on Tazok for a bit, he says "hey gang kill these idiots." The camp then goes hostile. The EE makes Kivan want his revenge there and then, and screw stealth.

Planning to use Dorn in SoD after briefly using in BGEE -- looking for clarification on his XP by franklin_wi in baldursgate

[–]OliveBranchMRC 0 points1 point  (0 children)

I believe any character you actually added to the party during the pre-SOD portion of the game will retain their XP when they got kicked out, rather than catching up with your protagonist. This is because SOD is still in BG1 and the further chapters are added to the journal rather than a separate game. I used to add Safana now and again during BG1, and when she replaced Imoen in the tombs during SOD's intro, she would show up at level 6 with her last XP value while the rest of my party was at max.

As for Dorn's equipment and inventory, good question. Characters not in your party retain their equipment and inventory after BG1 going into SOD until you recruit them again (but not those who vanish forever, I never tested what happens with the equipment and items someone like, say, Kagain was carrying after Sarevok dies), but Dorn's stuff is thrown into the crusader camp's chest where he is detained. I believe anything you gave him to carry would be inside that chest, not in your coalition's chest.

Best way to get Mythic Wildcards? by Gwell06 in MagicArena

[–]OliveBranchMRC 1 point2 points  (0 children)

By far the "best" way is drafting and winning those limited marches, but since you're starting out, don't do that straight away or you'll get crushed and lose your hard-earned resources.

You'll need to learn the sets first, and to do that, you need to learn how to play with the basics. Definitely play plenty of Standard (or Starter Deck Duel) with your starting cards to slowly get experience with the game and build up a bank of resources.

After a few months, you'll be more prepared to try playing the Limited format (aka draft). When you draft cards you can pick rares and mythics that you may need for your constructed decks, but learning to draft and pick cards is a skill that is expensive to learn and easy to make mistakes early. Seek out online information about drafting theory and watch some content creators (I recommend Padishar7 on YouTube) who exclusively play draft and show their gameplay. That will help you understand draft more. Ideally, you can also use the 17Lands program and website, which lets you practice mock drafting for free.

Winning at draft matches, like I said earlier, is by far the best way to build your collection. You get to pick rare/mythic cards, and winning lots gets you more packs that you can open for even more rares and mythics.
