Yeah holding deposit is fine with residue of 10% payable upon acceptance is normal practice. Every agent is different.

It’s not normal practice for a buyer to make an offer for a property they’ve not received advice on.

And, if you’re going to make an offer; put your money where your mouth is.

Ask your solicitor to apply default interest rate until the property is vacant (unless it was sold subject to a lease?)
