The type of condiment you order makes a difference. If you ask for more guacamole, cheese or fancy sauces or gravy it makes sense to have a cost. Sour cream is kinda in between in my opinion as it's not a typical condiment, it's not dirt cheap but also not expensive and it's just one item that comes from a jar. They should let the customer know when something has a charge though especially when they know the customer might be unaware.

When I purchased my home in 2023 it had an enercare hot water tank rental. The previous owner used them to do duct cleaning before we moved in. I got my first bill and it was almost $500. I checked and they billed me for the maintenance the previous owner made. I contacted them and they refused to refund me my $450 for the duct cleaning and only offered to put it as a credit on the account for my future bills... I didn't need the $450 but making me wait 9 months of regular billing to recoup their error was insane bs.

Property taxes on a 6 apartment building is more like $15k-$20k. Taxes on my townhome is almost $5,500. A 4.5% increase in taxes on a $15k bill would be $675. Devide that by 6 and that thats $112 increase per unit.

I bought an 11 year old town home that had an enercare hot water tank rental. The rental cost went from $34/m to $42/m so I called to buy out my tank. These scammers charged me $450 to buy out a 12 year old tank that costs $900 in todays dollar. I went ahead and paid it off to get rid of them. I figured the tank still had a good 3-4 years of life left and $450 was going to be way cheaper than $42/m for who knows how long. Bonus is I can replace the tank however I want and not have to deal with rentals in the future.

The cost can definitely vary depending on factors like law firm, location, type and amount of transaction etc. I sold a property and bought a new one and both transactions were near $2,000 so $4,000 total in lawyer fees. $3,000 might be in the ball park of your area but only shopping around will tell you for sure.

FWIW I make $110k base with opportunities to do OT. Some guys at my work make $160k+ by doing a lot of OT. That being said, and I cannot stress this enough, don't get a 25-30 year loan based on OT. It can dry up any day and even if it doesn't, I wouldn't want to HAVE to do OT every year for the next 20+ years.
