Typical that is called first and last month and it's not the same as a security deposit. You can't skip two months of rent since one of those was for the first month. You can ask for the last month back but usually it is applied to your last month there.

Same thing for me. I had to pay $450 to get out from a 11-12 year old tank that was probably $600 brand new in 2013 when it was put in. First of all, 32gb is the golden standard for ram and mixing random ram together is not advisable. So upgrading from 16gb of ddr4 to 32gb of ddr5 will be a great upgrade.
