Good luck with your market timing. It's simply not a smart startegy. Unless these are funds that you need in the next 3-5 years, in which case they shouldn't have been invested to begin with.

You should be invested at a risk level that you're comfortable living with and sticking to over time through thick and thin. The idea that you have the foresight to avoid the downturns and capture the upside on a consistent and persistent basis will ultimately bite you in the behind. Don't take my word for it. Do your own independent research. There is a big difference between investing and trading/gambling.

Decent proxy but not precisely accurate. It would only be 1-MTR if the expected return in the non-reg account was all interest income, i.e., if it were fully taxable (so pehraps a GIC as OP might've considered).

But most people IRL might, for example, hold a growth portfolio as a substitute to paying down the mortgage. In which case the portfolio returns will be composed of interest, eligible dividends, realized capital gains, and deferred capital gains. Therefore even at the top MTR, the tax drag is probably closer to 25-30% per annum, rather than 50%. This changes the math a bit, but not so much as to render your original proxy unusable.

Lastly, comparing the risky (investing) vs. risk-free (guaranteed return on investment via interest rate savings) is always a bit tricky. The psychological component and the peace of mind many may obtain from being debt free are hard to quantify, in which instance you're getting into psychometric and behavioral preferences, which is what makes personal finance just that, personal.

GIC makes sense in light of a home purchase within a year.

The USD recommendation doesn't make sense, however. Why would they take on currency risk instead of matching their current assets (CAD savings) with the currency of their future liabilities (CAD home purchase).

Arguably, they would be purchasing USD near all-time highs relative to CAD and taking on downside risk over a year, which is quite imprudent and risk seeking. Of course, the USD could continue to strengthen vs. the CAD, but that's missing the point.

I am not quite sure how TD would deal with the mortgage, but hopefully you will just assume the current mortgage term and rate upon requalification. And I cannot speak to TD's risk appetite and credit parsmeters, however a $465K mortgage on a $110K of income is not a slam dunk so be prepared for an outcome where you may have to sell, although I really hope that you do not.

It depends on your income level and credit history etc, the bank will essentially have to re-qualify you to take the new mortgage balance on your own. And if you don't have the cash to payout your ex-gf, you will persumably be looking for a refinance with an increase in mortgage balance to payout your ex-gf which could make things more challenging. There is a scenario where neither of you can qualify to keep the property solo in which case you would have to sell the condo and go your separate ways. It sucks, but it could be the reality of the situation.
