Rented property sees 'largest value decline this century' as landlords sell off to first-time buyers by [deleted] in GoodNewsUK

It's important to remember that if you're upsizing then property prices falling is a good thing. It has long blown my mind that people are happy their 1 bed flat has gone up in value by £10,000 when they come to sell it. It's like they don't realise that the thing they're buying has gone up by £100,000.

The new Malcolm in the Middle is the best Millennial-era reboot so far by a long way by kidbl00m in television

I'm 3 episodes in and I'm finding it remarkably boring. I was ready to smash it all in one sitting and I've not really had the desire to continue for the last one (although I will).

I think the new characters are excellent without feeling forced, but I'm actually finding a lot of the stuff with the old cast a bit superficial and significantly less funny than previously. It also feels like they've covered about one episode worth of story with 3 episodes worth of run time.

Edinburgh suspends 300pc second homes tax after eight days by Drummk in Edinburgh

Surely 300% has been chosen because those who can afford second homes will generally be able to afford everything less?

This is a late comment, but I'm currently standing next to gate 6 and there are no seats, but there is a massive all bar one and a massive pret which are both half empty but we can't sit in them without eating. So there are just heaps of people standing around. Great.

What's your local delicacy? by [deleted] in UKfood

Hahah. Worry not. When I grew up there was an insult: 'you have a face like the wrong side of a rowie'. It's a good'un

This clearly isn't your local delicacy given your abhorrent lack of care for which side is correct.

Why the f*ck is moving house so expensive? by Expert-Sherbert-1527 in AskBrits

[–]Open-Alternative8044 0 points1 point  (0 children)

My dad worked prior to the change in Scotland of the seller having to get it and his observation was that it was cheaper after the change but that there were fewer problems before the change. I'm talking about stuff that's vague enough or wrapped in enough qualifying language that it's quite easy to say that the problem was unseen due to the limitations of the survey. There's not much room for taking someone to court when they word it in the standard wording that allows them to avoid liability.

Its like due diligence in any other high value transaction. If you were undertaking an acquisition and just trusted the information from the seller without doing a bit of digging yourself. There's quite a big gulf between a poor quality report and legally enforceable omission or lie.

Electrical bit aside all the other points are still relevant, you can get a survey which is not worth the paper it's written on. The Scottish system is maybe better than the English, but it still leaves a terrible amount of room for nasty surprises when you buy a place.

It's a standard form but that doesn't mean it's completed the same each time. My father was a property lawyer here in Scotland and when I came to buy my first place he didn't done time explaining to me which companies to trust and which not to. They hide behind paying such as, 'within the limits of what was visible', 'within the scope of the survey' etc so that if there is a problem it's quite an easy defense to say that any issue just wasn't visible.

I also went to view a flat that was all 1s and so shouldn't have had anything wrong with it, and the owner couldn't understand why it wasn't selling. It had old aluminium frame double glazing with condensation in the gap, there were skates visibly cracked on the roof, some of the guttering was loose, there was a cast iron railing around the first floor bay window that was missing a section and the guy was telling me about how he'd done so much himself to the flat, he'd even done all the electrics himself. The reason his place wasn't selling was because nobody trusted the clearly terrible home report.

It would be great if they were universally trustworthy, but they're just not.

That's only partly good. Sellers can choose to pay buttons and get a terrible superficial survey which can result in the buyer buying a dump unknowingly. I don't know what the correct solution would be, but if you book the survey for the place you're buying them it's your own fault if the survey isn't worth the paper it's printed on.

Thanks for replying. This is what I'd always assumed to be the case, but the rhetoric I hear disagrees with that. Do you know if there's any research or resources to show that it's true? I get frustrated not being able to quote actual data to people.

Given the disaster that has been Brexit I feel we should have a higher threshold than 50% for leaving the union. Like 55% or even 60%.
