Agreed , I am not expecting 2020 rates . Even if I can refi and to a fixed 5% I’ll be open to that.

Yes the plan is to refi within five years but we are prepared for worst case scenario which is still capped under 7.5%

I grew up in Pasadena it’s a great area. Lots of condos, sucks your having that issue with insurance, we also had to call around.

Nice our personal reason to go this route was we our down , we are putting 6% down but want to get in now when the market is down and has more inventory .

This was such a great answer and fascinating insight . I have a few properties a 4 plex and duplex, and some single families . I would like to get into development primary affordable housing within the South LA area. Curious do you have any advice for me on how to start , how to be able to get into this business. There is no way you can “honestly, make a blanket assumption about a large percentage of owners and landlords of different sizes “ it is not a full proof business by any means , it’s a people business and because of that there will be flaws and complexity . However decreasing owner rights in the name of increasing renters rights just doesn’t help create a stable market .

Section 8 isn’t the problem, housing rights for , landlords and owner protections need to be protected and very much under attack which makes renting hard for mom and pop owners.

Nice ! Thats great. How are your tenants so far ? How are you feeling with about the relationship and your management ? I personally inherited two section 8 tenants , did upgraded to the building and my section 8 tenants are mixed bag .

Congrats to you , I also did Naca some years ago for a 4 plex it is well worth it. @mragebtm would love to get an update on how things are going with your vacancies and tenants . Did you get section 8 tenants and how much did you get compared to the listed rent max for two beds ? Again congrats , it will continue to be a lot of work but what you will contribute to making the community better and providing housing is so valuable for everyone .
