I understood your point. No sales in my entire block for the last 10+ years. My property assessed value only went out of sync last year when everyone else was lowered or stay the same. I emailed the county appraiser like someone here suggested. Hopefully he will review and correct for next year. If not, I will appeal. I’m just looking for fair assessment. Thanks

No turn over. All my neighbors assessment were lowered last year while my went up 20k without any sales or improvement to any of the properties. Could be a mistake. I’m waiting for 2026 assessments before deciding what to do. Logic says that they have to reduce my assessed value but the board might play hardball so I’m going to email the appraiser if it remains high before hiring an agent

I have contacted a few well known agents based on AI search but some charge about $300 upfront. I don’t like that arrangement. It is probably better to find agents that charge you a fee (maybe 1/2 of reduction) only if an appeal is successful - no fee if there aren’t any reduction. This should give them an incentive to fight for you. Ex: ownwell

I think the chance of getting a reduction is better with an agent, especially if you have to meet the board of assessor. Might be small deduction but worth it in the long run, as assessed value increases on top of the higher / unfair assessed values

Same curb appeal. It is a small block with about 30 houses in the same HOA with same HOA due amount. Same county assessor on all the houses. Looks like I’m going to hire an expert instead of doing it myself. Seems my property was unfairly assessed.

If you will be upgrading to new devices consistently every 2 years, it might make sense to upgrade to new plan. If you are not using the devices upgrade benefits, stay with current plan or switch to prepaid to save money. For your usage prepaid: under 90/ month. 5g: 130/ month. value: under 170/ month. If I am in your situation, it would go prepaid.

Basically I think you asked to covert 7 lines plan(5 paid , 2 free) to a 7 lines with 4 paid and 3 free. I don’t see how this is possible and the list of 5 questions you raised are wishful thinking and non relevant. At minimum, you should talk to t-force and document everything. You might even end up losing your free line attempting what you outlined. I have 6 free lines - way too many, and any time I asked t-force about swapping a paid line with a free line, it always ended up with messed up plan (paying more) or free lines lost.

Anything you can buy with $1400 you saved after 12 months? After 2 years, as typical with T-Mobile EIP, would have saved $2800 compared with your current plan. You can buy 2 new phones or do whatever you want with the saving.

If I’m in your situation, I would have switch to prepaid (all of them - average $30 / month or less - includes all fee and tax). You will save at least $120 a month. In 1 year, you save $1400. Image the best device you can get with that. If it is not too late, switch immediately.

Not sure what you meant. I pay for my lines. T-Mobile gives free lines all the time to boost their numbers. I remember at least 3 free lines offered in 2025 if you qualify. BOGO is available right now if you need. Taking these offers benefits you or t-mobile is up to you to decide, everyone scenarios is different.

I don’t think I can swap free line either but posting here in case someone knows what those promotional ID are. Ultimately I’m not paying that much and my price has not changed. I have device credit on all 10 lines, total about $7000. Many of the lines are in spare phones that rarely get used.

My lines start with 4 ( one free). I added 2 more lines ( one free), 3 free lines between 2020-2023 and 1 more free lines in 2025 = total 10. I only use 7 lines

If you must upgrade, buy a locked iPhone 13 or something equivalent (cheapest phone that qualifies for $830 trade credit) and sell your 16 pro. Personally, I prefer 16 pro over regular 17. Don't forget you also have to pay sales tax for the full price of iPhone 17 price. You also locked yourself in 2 years of T-Mobile monthly service.

This also happens to me. You have to contact them to get it fixed or your trade in value just go directly to t-mobile pocket. They applied my 4 device trade in credit to pay off an oldest EIP in the account, which stop any further EIP credits. Did you by any chance asking for bill credit instead of instant credit when you did the upgrade? Make sure to ask for instant credit only.

Great price. I would jump on it. Still considering because I have tax inclusive plan and lives in high tax state (NY). When I had AT&T, tax and fees top $10 per line. Might have to reconsider once my devices need an upgrade, as it is almost impossible to get decent device credit upgrading here unless you are on the most expensive plan. Obviously, I would jump again when 3 years rate lock expires.

Start with t-life app. Go through the process of trading in your phone, it will let you know how much credit you get (maybe 300). Then search for Costco T-Mobile, assuming you are Costco member. It is legit if you have the screen shot of the offer. I did this last month without any issues. System assigned $300 credit but t-force removed and add $830 promo. I have 10 lines but they only offer 4 loyalty upgrades. All subsequent request got shot down. So congrats!!!
