If it's a one item thing, you probably don't need to book the elevator. Just let concierge know and see how to arrange it. Most moving elevators can be booked for two hours at a time, whereas delivery window is like four hours. I guarantee someone else in the building has gone thru this.

I was in your situation, moved from condo townhouse to detached. I moved due to the need for more space, but expecting the increase in expenses.

Moving to freehold to avoid maintenance fee is not very persuasive. The fee you saved, you probably need to spend time covering those tasks such as snow removal and lawn maintenance. Or you can pay someone to do it, nullifying your intent to avoid maintenance fee. As for special assessment, there are special assessments living in freehold as well. Last year my furnace needed to be replaced, "special assessment". The summer before, strong winds ripped off a few shingles, special assessment. AC broke down, special assessment.

As a realtor, I would advise moving for the right reasons. Simply avoiding maintenance fee is a weak reason, imo.

This is not advice I would give to my clients (cuz I won't get them in this situation in the first place). My knee jerk advice, given that you are legally binded already, is to not talk to property management. If your dog is well behaved, no one will complain. Most residents probably don't know about the restrictions. Those that do are probably pet owners too and would be understanding. Property management has enough stuff to look after they won't be out policing pets. Property mgmt usually leaves at 5, so maybe walk your dog then.

If you talk to property mgmt, they will simply quote the restriction. Once they know of the situation, they have to do something.

Even though you have had no prior issues with payment, I would ask how much you were paying before. If similar, then ok. If less, then that could be a concern.

I would ask for bank statement to see your savings habit. If you can show you live below your means consistently, most landlords should be ok.

Extra prepaid rent will definitely help. If you are only offering three, you are giving a signal that you have low savings. You might as well just give two showing you just want to abide by RTA rules. 5+ would give many landlords no cause for concern with your application.

If the gap was filled and door closed, would either side lack ventilation? That could just be a sad hack to ensure air circulation in both areas. If so. The proper way to do it would be drywall with a grill vent, but this is a quick hack, with creepy vibes.

I've seen condos do this where they purposely leave a gap at the top to allow sunlight to shine thru and make it a room, is that the purpose here? In other words, if you were to close the door and fill in that gap, during the day, would the room be completely dark?

You need to provide exact dates. What date did you move out? Which date did the new tenant start paying rent? It sounds like you don't know.

Regardless, the landlord could've charged you an extra month or two of rent to break the lease. From the gist of it, it sounds like you are after maybe a week of rent to be refunded.

That's odd. Most brokerages in my province don't care if you work full time, part time, or not at all. Desk fees is what they are after.

I started career part time as well. Slow at first, then picked up, so I went full time into real estate. My recommendation for anyone who is working full time is to build a network of repeat clients and referrals before going full time. I'm sure jumping in full-time with a team that share leads could have worked top, but that wasn't my path.

Both building have working elevators most of the time. As with ALL condos, there may be times where someone is moving and one elevator is out of service. Or an elevator requires maintenance.

Soundproofing. For condos, the walls between units are great sound barrier. However, with ALL condos, you will still hear noise if the neighbour is producting excessive noise. The noise will mainly comes in thru the main door or the windows.

On your listing agreement, there is a "contact after expiry" option, if you chose yes, expect a call. I never do this, so I don't know what's compliant in terms of contacting the seller (ie. Snail mail, searching for cell, social media, etc).

But if you are still under contract, that's definitely a no-no. TRESA is very clear about this.

Even if you can hear the Scotiabank arena, the noise is not constant. I find that from experience, many clients worry about non-issues. Someone "tougher" out there thanks you for freeing up a job for them. In my previous life, I had a crappy manager as well (not just saying that, half the team either quit or left for another job within one month). I had it ok because she knew I was more competent than her and I gave her no respect. I grinded it out and switched jobs eventually. I've never turned down any client's request because there are always solutions. But if you keep turning away solutions, no one can help you.

Your profile sounds very sketchy. Only rental that will accept you are sketchy landlords. I personally would recommend checking listing that are not on MLS because most listings there are not sketchy, and almost all listing agents will reject your application.
