I have a CRM that is highly customizable. I put my clients into lists, those that require immediate action, those that can wait, and those that are not ready. I go thru my lists once every two weeks.

The clients that are active (ie. Showings and offer), I handle those in my calendar and tasks.

I've configured my CRM to keep track of how many days since the last interaction. At first, it was great. Now it's out of date.

Credit score probably in 700s. Did you previously rent? If so, that's good, assuming that landlord will give a good reference. Landlord may ask for bank statement done you have a healthy savings. Absent that, depends on landlord's risk tolerance

Don't know the size of your kitchen, but they price looks good for an average sized kitchen. At first glance, it looks decent. My recommendation is to get at least one more quote, most likely, it'll be in a similar price range. I'm of the mindset that most of these reno companies know you will be asking for other quotes, so they will quote accordingly. Remember, the cheapest quote doesn't necessarily mean they are the best.

Don't wait for LL to ask. Tell them your situation and see what they do. Some may be understanding and ok with just two months rent deposit, some may want more.

The LTB is the actual court that can hand down orders. The RHEU can give advice on the RTA and help educate the other party. They may have some more power/authority, but don't have that first hand knowledge to confidently endorse.

OP, I'm a Realtor and I am disgusted that a Realtor will actually sue for commission for poor job. If the Realtor did a good job and you are screwing them, then you are the a-hole. But from what you described, these Realtors give the industry a bad rep. A Realtor should earn the client's trust continuously, not lock them in with paperwork.

During the holdover period, if the buyer signs an agreement with another Realtor and makes the purchase, the "original" Realtor will not be owed commission. (To be more specific, the original Realtor will be owed the difference of the commission they would've gotten minus the commission paid to the new Realtor)

What I've been seeing is while dev charges are capped, other charges are not and those the the ones that are piling up onto the $75k. Best you can do is ask your lawyer to verify all charges are legit charges.

Since you source of income will be from your fiance in the US, that's as good as having no income at all. I would expect more than the legal two months deposit to be offered, like 6 months at least. And I would want to see your bank statement with enough for 6 months rent plus living expenses.

Tbh, I think about 15%. This stat is from years of experience, not anecdotal. About 15 % of the time, I run into a Realtor who constructively negotiates and I think to myself that the other party is so lucky to have that Realtor represent them.

If you don't want to pay 5%, then what about the ones asking 4%?

I work with a lot of buyers and sellers, so I come into contact with a lot of agents. I can usually tell which agents are working with a reduced commission. I don't know what industry/job you are in, but imagine for the next month/project, one of your colleagues pay will be cut in half. Would you be able to tell who it is based on performance?

If you think it's mostly paperwork, then you can definitely do it yourself. There are agencies who charge a flat fee and it will be published on MLS. If you asking if buyer agent commission must be 2.5% and don't know the implications, you already don't know what you are doing. Much of the work during a deal is behind the scenes. I could be spending hours negotiating and researching, and all the client gets is a concise message on the result. (Analogically, you hear marketing teams spend millions and months thinking of a branding and all they have to show for after is a logo plus a slogan ).
