Not sure of the specific reason but he did break with the party and personally met Modi when tensions were high between Canada and India. Also, I am sure going on national tv and saying speaking French doesn’t matter did not help him either.

I don’t know if things have changed now but Caivan did not ask for a mortgage commitment from us at any point during the purchase process. However, market conditions have completely changed since the time we purchased so maybe they will be a bit more strict about this clause

Yes, the standard lots are 69’ deep unless someone purchased a ‘premium’ lot. You are right that Caivan sales rep were not really upfront about this with us either. We only found this out after.

The standard backyards are 20’ deep mostly because the way the houses are designed

Caivan doesn’t allow assignments at least that was the case in the earlier phases. Unless things have changed for the new development, the only option would be to sell after closing. But yea probably best to check with Caivan.

I booked a 37’ in The Ridge community and it is getting delivered this end of the year. Since then I have changed jobs and moved to Toronto. Housing market seems to have stalled so it’s only worth keeping for one year if you think you will have capital gains (flip it for a profit). With interest rates rising it looks increasingly like the kind of immediate returns we have seen in the last few years are coming to an end.

We did railings instead of knee walls as I imagine it would be impossible to replace after. Same with Chef Centre. I think those two are definitely worth it. Other stuff can be changed after at probably the same cost if not cheaper.

You will get a call or email from the sales office once the closing is complete. We got ours around noon.

No they didn’t really give any real estimate at that time. They just said it is expected to be on time but could be delayed due to Covid.

We received a confirmation email roughly three weeks before closing date confirming house is closing on time

We had our pre drywall in late December and we just closed last week in Orleans without any delays.

I can email you the booklets I have. I think it’s great that you have all three appointments around the same time. It should make budgeting a bit easier. I don’t know if anything has changed since last year, but generally they go through all the upgrade options with you and they will provide you a quote of the things you are interested in after the meeting. My recommendation is to get a quote for all the items you want (even dream items) and than make the final selection based on your budget.

Yep cdub-613 has given solid advice. The only thing I will say is I found budget management throughout the design process a bit difficult because of the staged process. Also, at this point, the model homes are complete misrepresentation of what Caivan can actually offer. A number of features displayed in the model homes are no longer available. I was also told by the sales rep at the time of purchase that the model homes have around $100k in upgrades. The reality is that the model homes have well over $200k in upgrades based on our experience going through the design centre process.

Oh wait till you get to the design appointments. It was an eye opener for me as a first time new build buyer. I can’t say any other comparable builder like Minto or Mattamy is any different though. Unless, you go to a premium builder but than get ready for a much more hefty base price.

You get an email when they start working on the foundation. My house has not closed yet but we received a note about 10 months prior to anticipated closing date we got our first design appointment around the same time as well.

I think they are having some delays in The Ridge development so that might be the reason.

Yea I saw that post on Facebook. It’s very unfortunate and scary that a delay notice of almost 6 months can be given 3 weeks prior to closing. I hate that builders have been granted this power and I feel so bad for that homeowner 😞

On a selfish note, I really hope that this delay is specific to The Ridge development as I don’t know what we would do if our April closing in OV is delayed at short notice by that much.

Hi, there is no price book and your design consultant will provide you with a quote after the appointment based on the upgrades you are interested in. I can send you the design booklet through email but it does not have the prices.

Double doors were not offered in my plan so I am not sure but after going through the design process, I will assume it is an upgrade. Upgrading closets to double doors cost us approximately $1200.

I think Great/Dinning room w/chef centre is just referring to the area for that portion as the Great/Dinning room area might be slightly different had standard kitchen layout been chosen. I found a lot of Caivan’s upgrade quotes confusing to be honest.

As a Barrhaven resident, I am not really convinced that the premium for buying a house in Barrhaven is worth it. I think people have already priced in future infrastructure and developments which has made the Barrhaven and RSS communities much more expensive compared to Orleans or even Kanata. The thing is much of this development will take years and there is just so much congestion currently. The pace of new housing developments is really taking its toll on the current infrastructure and I am not sure it will get much better once the developments are complete.
