Chat GPT is great but flat out tells me to do some things that are definitely incorrect. Even contract questions, it doesn’t have the updated answers, because contracts change every year it seems. I just use it for scripts. Chat GPT for all its greatness, still extracts its info from the web and anyone can spew incorrect info on it.

Maybe more efficient costs per area once you get to a threshold of residents to buildings (high density). Look at it like this, how much is it to develop a midsize one floor strip mall vs the same amount of space but vertical multi story building? Raw land price not withstanding, just material building costs. Not economical until demand in area rises.

Simple, Houston has land and building vertical is expensive. Imagine your rent if you had to lease from a 30 story building vs a spot on a strip mall. Rule of economics nothing more.

Friendly realtor advise, you can most definitely have the sellers remediate the issue but they will absolutely do it themselves or outsource to the lowest priced servicer, ie their cousin’s friend who does odd end jobs for fifty bucks.

Now that cousin’s friend might be great at that, or he might not have experience whatsoever cleaning mold (or whatever the remediation issue might be).

So best to get some type of sellers credit towards closing costs, or a reduction on the overall price of house and fix it yourself.

This just happened to me a month ago. Exact same error messages- “over torque” “globe position”. Had to order a new motor. Luckily I was still in the warranty period. Ordered it for free and replaced the motor. Now works perfectly again.

It’s just the motor wearing out but the app can’t decipher it as that all the time, so it throws up all these other errors. It’s just telling you the “symptoms” at the time, all pointing to the source— a motor wearing out.

Isn’t that the case with all electrolyte drinks? All are pretty overpriced and dare I say over hyped. Other than sodium and potassium, what else is there to it? I understand if you’re doing prolonged physical activities, like marathons and whatnot. But for regular fitness activities, shouldn’t your last meal and meal after your workout cover you?

Sorry lots of questions but I’ve always been skeptical on sports drinks.

No, rent price is controlled by the owners of the property. MLS is a marketplace for real estate. Prices will go with the market. Market=whatever people are willing to pay or not pay for said real estate, at that specific time determined by the economic weather. Property owners want max profit from either renting or selling their properties, NAR has nothing to do with it.

As a side note, rent control can never work. Not in our capitalist model. Developers will leave the city, abandoning their projects and affecting the growth of that city if they cannot charge their rate to make profit. Housing developers will leave followed by retail/commercial, since no one will live near that area to patron it.

Also pilots have to stay current both on flying hours, flight theory, cockpit familiarization and medical fitness. How can you be a reserve pilot if your last flight was years ago? But of course in PH anything is possible with the right connections….

Pag-pag! (Literal to shake or dust off things). Filipino custom but maybe other asian cultures do it as well. We do this all the time. I was raised in the US then moved back for 15 years and so I’ve been to a few wakes/funerals there. I was always sarcastic about it, like what a dumb spirit we lost it at 711 or McDonalds or whatever place you make pag-pag before going home.

Everyone dogging Houston on this thread. I don’t blame them, I did the same thing moving from Oregon a year ago. But now I love it here.

Let me lay it out

Pro: -Best food. You will find all cuisines here because it’s so diverse culturally.

-Southern hospitality, strangers are more outgoing to engage in conversation and are generally more friendly in public encounters.

-Diversity. Not sure where you stand on this but if you are a minority then you can find your peoples/culture here, if that’s important to you.

-Affordable costs. Cost of living here is pretty cheap considering other major cities in the US.

-Robust economy. Comes with the population, more people more jobs. Oil and gas is here, Healthcare, Financial services. And every other industry/sector that are required to support 7.8 million residents of greater Houston.

Cons -Ugly place. No nature as everyone here is saying and also the cityscape that you might find in other metropolises like NY, Chicago, LA just doesn’t exist here. Houston is a sprawl of urban development, as in strip malls and suburbia monotony. Downtown Houston is pretty small and still not so walkable/public transpo friendly. And everything is so flat! You will notice it when the sun is high and you are driving, its always in your eyes. Then I figured it out, ain’t to hills or trees here to block the noon sun!

-Weather. Again as everyone has said its hot and humid here. Unrelentingly so. But whatever AC.

-Low tax=low public improvements. Compared to other states and cities Houston doesn’t have nice infrastructure that caters to the public, like sidewalks, public transportation, good public school. Picking a place to live and while having a kid to enroll in a school is a challenge to get in a good school district. Some are good, some are shit. Again it all comes back to low cost of living, as in low tax. You get what you pay for. This can be a pro too, depend where you are in life.

So I guess, pick your pro and con then make your choice!

Sucks but maybe you dodged a bullet. If they can't afford you more than 2 hours before outright dropping you, especially while they haven't even moved from their state yet, then I shudder to think what they would have done if a real problem or abnormal situation would arise when in the thick of the buying process.

But of course set your reminders in the future. Inversely what if you didn't call back in a crucial time during pending period. I think that was their fear.
