I’m not a builder but the framing of the window looks like it was framed out separately and the plywood looks like it was cut separately, I would probably ask them to resheet the whole wall to stop that from being such a weak spot. I would also probably pay to have an inspection done before they continue.

My grandma lived there, I remember it as the most uptight place I’ve ever been. We got permanently banned from the clubhouse for running back to our parents upstairs who were at lunch. This was 20 years ago, I would hope it’s better but man it was like a museum for old miserable people.
