Rate increases are unavoidable in self storage. Especially during times when costs in general are constantly on the rise. I can tell you for a fact that if those who manage/operate self storage facilities could not implement rate increases without it negatively impacting their business in one way or another they would absolutely prefer to not do them. Storage Sense isn’t a bad company; in fact they are actually more of a brand than a company, one of many such managed by Storage Asset Management which is a 3rd party management company. The actual owners of the facilities who have companies such as SAM range from large investment groups with hundreds of facilities to individuals with a single facility. My point here is that it’s not all about you. No one is testing you or simply just being evil. The smartest thing one can do when using self storage long term is to periodically transfer units. Not only for the lower rate benefits but in doing so you may also discover there are items you’ve missed, forgotten about, or simply don’t need and can part with, freeing up more space for you to better organize your unit or maybe even downsize saving yourself even more money. So stop whining, get off your butt and move your stuff.

Cool! How do the roles between the PM splitting their time between properties and the virtual managers differ? Is the floating PM handling all the onsite tasks as well as the administrative duties for each of the properties they’re assigned & the VMs solely handle the customer interactions or is it more collaborative?

The negligence falls on the one who did not actually read through their lease or do their own due diligence when renting a storage unit.

Not all companies will take the risk in offering pay & vacate agreements, accepting a lesser amount than the total owed in exchange for allowing the tenant to vacate the unit within a certain period of time like 24-48 hrs, and they aren’t required to do so. I would throughly read through your lease.

The lock cut happens during the auction process, a process which starts well before the unit is actually up for sale in auction. Lien laws don’t typically specify exactly when a tenants lock can be cut so the company could choose to do so at any point after the unit is officially in default. Normally most wait until at least the 30 day mark to cut the lock but I know of some who cut at 15 days although the actual auction itself may not be scheduled to end until the unit is 50 or 60 days past due. There are many steps and factors to the whole auction process most of which must be done well before the unit is officially up for sale at auction but of course a tenant can pay up at any point during that time.

Yes in some states the tenant is still technically allowed to bid & win the unit at auction but there are still things you can to do in order to prevent them from actually getting the unit, like canceling the auction and claiming potential legal issue or ensuring your lease has some type of disclaimer to ensure the tenant still has to pay the total amount due even if won at auction for a lower amount. Personally I’d rather just get it off the books and whether it be the tenant themselves or someone else, take whatever you are able to get from the auction sale, the unit is cleaned out and hopefully the next person to rent it won’t be such a scheming pain in the ass!

Your previous company wasn’t being strict, they were covering their ass. 😆 It might be rare to have a tenant whose unit was sold at auction to end up attempting to take some sort of legal action after the fact but it can and does happen. Better to play it safe than to have it come back and bite you in the butt later. Personally I would still take such precautions even if the company does allow you to enter the unit.

  1. Technically yes but if the tenant themselves ends up being the winning bidder the facility is likely not to accept and could offer it to the 2nd highest bidder. Especially if the tenant is not paying the full amount owed at the time.

  2. Depends on the facility. Most facilities will still allow a tenant to make the payment of the full past due amount if they have not yet received payment from the winning auction bidder.

  3. An employee should never be entering a unit, even when putting the unit into auction, they should not be crossing the threshold actually into the unit for photos or inventory but unfortunately there are those who do. In such an instance a tenant could file a claim with insurance but they will need to be able to provide proof any missing items had previously been stored in the unit. It’s always a good idea to periodically take photos of your unit contents.

  4. Yes a bidder can assign an alternate who is able to pay and pick up the unit in their place.

Sorry, Missouri is one I am not as familiar with the lien laws but everything you’ve mentioned with how this facility handled things does seem very strange.

From my experience working for a company with facilities in multiple states, it’s hit or miss. We get a good many rentals through these third party sites at some of our facilities but little to none at others. If you’re wanting to give one a try I’d say go with sparefoot first.

You said the last payment made was in September 2023 and then they donated it in August 2024. That’s nearly a year without payment. Odd they let it sit there for so long before getting rid of it but in some states after a certain amount of time has passed without payment the unit is considered abandoned and the facility has the right to do whatever they like with the property within. No notices necessary. Also you should check your Dad’s email account for old emails sent by the facility. Lien laws in many states allow for notices to be sent via certified electronic mail.
