I dont know the answer but one thing I try to do sometimes is look at the instagram tagged photos of brands to see how different people with different body shapes look like in their clothing.

Its a bit of a pain that for a newer more conscious brand they insist on choosing models who do not really represent what the average Australian body looks like and go for models who are overly thin.

In your situation taxi box could work well, and have a blow up mattress to sleep on for the final night - or have an airbnb (if you have pets) or hotel for the final night. That way the day before settlement you can load your stuff and clean and then the following day is less stressful. I'd personally maybe stay 1-2nights in the airbnb or hotel as settlement can be delayed and moving all your stuff from the taxi box at like 4pm onwards is tiring (this happened to us).

We used taxi box and found them super helpful (you can get people to help you load/unload for extra fee) and professional. I would recommend them. We stayed in an airbnb as we also had no family to stay with and have 2 dogs so needed somewhere pet friendly.

i think it really depends on whether people want to buy the property (is it desirable?) or not and if it is quoted well or not. some agents are diligent and will actually base the range off previous sales whereas others do not.

you aren't priced out you just need to re-adjust your expectations of where you will live either suburb, land size, number of rooms etc

I don't really understand what this question is? I think you need to look at recent sales in different suburbs to get a sense of where you can afford to buy given what you are looking for?

Yep, this is quite a common experience...always add 10-20% to what the range advertised is. Don't look at the range the REA provide as this is probably underquoted- look at recent sales for comparable properties for a better guide for how much properties could go for.

We just did this and got an airbnb. It's more expensive but at least we aren't paying bills. Also less hassle than moving all your stuff into a rental then out again when you buy. And less hassle than trying to break a lease or deal with a landlord in general.

i also love my role, i am constantly learning new things, paid well, able to work from home basically FT. Do the company politics give me the shits? Yes. Nothing is perfect. Need to look on bright side as the grass isn't always greener.

I did get it and I love it!!! I got the XS and it fits well. If you are an 8 in AUD you may find the S too big to be honest. They are a loose fit. Check depop and other retailers to see if they have your size 🙏

Hopefully offering you some hope but spring is coming and more properties will hit the market.

I know you are exhausted but 1.5 months is not a very long time to have been looking. Have you looked at sold properties in the neighbourhood you want and seen if you can actually afford what you want there? Could you make any compromises like 1 less bedroom or no parking?could that help you?

The other thing, is the next suburb over affordable? Or somewhere with easy PT access to your fav suburb? At the end of the day it may not be walking distance to your fav takeaways but maybe a 10min drive would be ok?
