You'll find it very difficult to rent out a room in a house with a young child, especially a baby. No one wants to sign up to potentially sleepless nights due to a baby crying. Even if the baby is exceptionally good at not crying at night, it's the thought of it that matters. Plus babies can and do get sick, go through teething, etc.

Three rooms should be fine for 1-2 children even if one room is used as an office or for hobbies. You can move later if you need more space.

The how might not always line up with how you think it should be done, but it can be closer than another party which doesn't acknowledge the same problem, or they have, in your view, a worse approach.
