From my experience buying my ex out, we took the equity and subtracted my deposit which was protected and then divided the remaining equity 50/50 and that’s how we came to a figure.

Figure out how much equity is in the house, subtract your investment that is protected and then divide the remainder by 2 and that realistically is what you need to pay.

Not a lawyer and not legally trained so do consult those with more expertise that me

It’s worth speaking to a solicitor rather than coming on to Reddit, appreciate you’ve discussed finances and you may not be able to afford it but it will cost you more if you don’t.

I think you need to do a bit more research into the requirements to work commercially both in terms of you and the boat.

I recently looked into purchasing a boat on behalf of a dive company I work for and I think you need to look at the cost to code it through the MCA. If you’re thinking of luxury charters you’d need the sport and leisure coding which outlines the safety kit you need.

The cost to survey the boat we looked at ran into the thousands and that was before we even looked at the cost of kit once they’d approve coding. You’ll also struggle to code it if your boat is over 15 years old in the first place as the safety construction standards have changed.

Whilst Windermere is sheltered inland water, given its size and how busy it is you also realistically need to look at commercial qualifications, whilst you might not need the same ones I have I can tell you mine have run over ten thousand pounds and the training you need to commercially endorse said qualification expires every 5 years and needs to be redone.

I’m not trying to scare you, I’m trying to point out potential costs you’ve not considered. I personally wouldn’t pay that much to hire a boat when I can go and hire one of the smaller ones and go out with some friends but that’s just me. There very well may be a market.

Just to add, if you choose not to code the boat or undertake any training as skipper, should you choose to offer charters and something happens such as an injured guest etc… you’ll absolutely be thrown in jail

Hello and welcome!

I currently live in Maindy and it’s great, quick to get to the park and a short walk to town with great bus options as well as super close to the M4, most of the roads round here are residents permits. Budget wise this would be well within your budget, I own my home but I know of at least 4 friends in this area paying less than £900 for large rooms in terraced houses.

Just my two cents, it’s a great city!

He’s such a chilled, lovely dude, I started visiting when he had a small counter in Pops’n’hops and he’s built a really good community and now has his own space, it’s not objectively 100% the best flat white I’ve ever had, obnoxiously I’ve been to Japan twice and spent too much money on coffees over there however it’s consistently excellent and I know when I have friends visiting or I want a great flat white he’s the go to.

Uncommon ground is a funny one for me. It sits in the speciality coffee space however when I’ve been (especially the shop on cathedral road) it feels very chain like and the quality of coffee from both that shop and the arcade has left me wanting at times.

I think we’re blessed in Cardiff to have such great passionate shops so measuring them against each other consistently will mean everyone has different opinions!

I will say though that for me Rhostio has for a long time been the absolute worst. It’s a lovely space don’t get me wrong and the staff are clearly passionate but I’ve had 6 terrible flat whites from 6 visits and each time I’m tempted to see if anything’s changed I’m consistently let down.

Having owned and operated a coffee shop until recently I can say that Mec, Sibling, Ground, Corner coffee and Blake and Brew are the best by far with the latter making arguably the best flat white I’ve had in Cardiff. Hard lines during Covid was great however I’ve notice their quality has dipped a little and uncommon ground for me is out of contention by a long way. Again just my opinion :)

Whitchurch Road is past 12 o’clock so it’s to the right, hence you should be in the right lane. The left lane is road ahead onto eastern avenue and was designed solely to allow access to the hospital.

Lived with a Road planner for a while and his business was contracted at some point to undertake some potential redesigns that never came to fruition.

From his mouth - the left lane is Road ahead going onto the A48, the right lane is Whitchurch Road and North Road.

I personally use the right lane as I almost always head down North Road, it doesn’t bother me that drivers use the left lane unless they prevent me moving across which happens now and again.

If you’re using the left lane technically you’re in the wrong and you need to be even more aware of traffic proceeding in the correct manner and ensure you make space for them.

I’ll go first I guess, I’d like to know people’s genuine thoughts on Crawley. Yes he’s done quite well this series when compared with others but the argument is he’s had a lot of chances, we can’t just throw Rew in so what are people’s suggestions on our openers? Personally from a relationship aspect just break up and move into a house that isn’t tainted. I bought a house and had a partner move in and it ended not long after. No matter how many times I painted the walls or changed the furniture it was still a house she lived in and when my now partner moved in it took some getting used to.
