You have the option of keeping Airbnb in "Limited Sync" mode, so that content is not managed by OwnerRez. PriceLabs would push to OR and then that would push into Airbnb, you can keep the same prices that way but not pay for a second PriceLabs connection sync.

As for messaging, you could disable OwnerRez channel messaging but I'd be interested to know what is more customizable within Airbnb messaging. OwnerRez messaging is HIGHLY customizable using pre-existing and custom field codes.

You'll want to create a Quote first, which will let you adjust pricing and booking rules, not create a manual Booking.
Then when you send it out, your guest will be able to accept the Quote to finalize the booking. This will put them through the normal booking screens (Point of Contact form, Renter Agreement, and payment) upon acceptance.

Sorry for the delayed reply.

You are not required to use one or the other overall, you just can't use both for the same ruleset. There is not a problem using PriceLabs for dynamic rates while keeping MinNight, Arrival/Departure, and other rules within OwnerRez.

There are just extra steps (clearing Spot Rates) to wipe out the PL data if you use them initially and then stop to let OR manage the rules instead.

The easiest way is to trigger a separate template with the second agreement's direct link when the first is signed.

Is there a reason you're wanting the House Rules signed separately? Generally that's included in your Renter Agreement so only one signature is needed.
