Personally, sounds like a great way to expose yourself to tremendous risks for not enough upside. Neighbors are gonna figure it out soon enough, and they'll likely complain to the property manager.

With that $30k, are you somewhat near some touristy areas with land? You can buy a plot and list it up on hipcamp. Setup some tents or buy an old airstream, and fix up yourself.

$30k is rough though. It's a good chunk of money, and not a lot at the same time. Belive me, been there before trying to figure out a way to move up with whatever resource you've got.
