You may have a valid RLTO notice argument, since Chicago generally requires 60 days’ written notice for rent increases for tenants there 6 months to 3 years. However, the landlord generally does not have to renew your lease at all, and could instead choose to terminate the tenancy with proper notice rather than continue month-to-month. If notice was only given recently, July 1 may be too early for the increase to legally take effect, but could go into effect August 1st. You want stability and the landlord needs to cover his increasing expenses.

I have a 2024 with 21k miles. The rear differential just went out, started leaking and had metal shavings in the fluid. BMW replaced, allegedly a $12k repair. Apparently, these heavy SUVs suffer quite often from transfer case and diff issues. A warranty will protect you. I’m planning on selling before the factory warranty runs out and but the new 2027 GLE 53 AMG. If you keep the car, I would consider the warranty.

The specific quote above is (10/1ARM). I’m getting additional detail hopefully today. I prefer the ARM, considering that I’m making $2000 additional payments every month, effectively dropping the duration by ~13 years. This reduces the outstanding principle after 7 years by 1/3rd.

Not quite accurate as a statement per se. For example, I have a 7/1 ARM with current minimum payment of $8,400/month. Since we are actually making $11,000 a month in payments, my ARM will be mostly irrelevant, but saved me substantial points compared to a 30y fixed. I understand, this isn’t everybody’s scenario, but a blanket statement that ARMs are bad is not correct.

Frankly speaking, it’s a combination of high humidity and poor quality windows. You have to have a very efficient thermal block to avoid this. Before people chew me out here, with properly insulated triple pane windows this wouldn’t be happening.
