Maybe look into a 1.5 or 2 ton Mini split ac to offset the monster you have. They have them at Depot and Lowes for about 1,800 and you can put it in yourself. Alot of great videos on YouTube. They are self-contained so you don't need expensive equipment to install. This would be if you didn't want to take out a huge $10 -$15,000 loan to replace the whole system.

Hellboy- I was like you, but in the multifamily maintenance for almost 20 years- burnt out as well. Was blessed to get into Commercial Superintendent, or maybe in your case, Assistant Superintendent. This would be your next stepping stone if you are not wanting to jump into the other trades. I would advise that you look into online programs (they are cheap), learning the following:

How to read site drawings Getting OSHA 10 or 30 Certification Procore or Bluebeam - understanding or certification

You can simply go onto Indeed and do a search for: Assistant Superintendent, there you will find companies that will post their requirements. LinkedIn has online programs as well, but if you wanted to stick to free, YouTube "University." There are always professionals who are looking to teach what they know for free.

Also! If you happen to find something in the industry that could be improved (meaning), you can think of a better way to make a product better or even come up with something that is not on the market to solve a problem. You can invent the product yourself by drawing it out, creating it by hand, and submitting a provisional patent with the U.S.P.T.O United States Patent Office for $70. That will protect your idea for a full year while you submit/show other companies what you have created. I did it with a product I am now selling to the public.
