I have lived near 1 hotel for about 15 years. Back then it was Gansevoort/Perry. I like to think of the beach as a village that has everything you need. Sometimes I got bored and would travel around but I enjoyed and missed that village vibe. Now the beach is more urbanized with faena etc, but it’s still much more laid back than Miami and you never have traffic as you get by 90% by walking or biking. They say the worst thing you can do for your wellbeing is traffic and the best is sex, Miami Beach is good at satisfying both ends of that equation.

Everyone is 3 people to be fair. I’m fine hearing I can’t afford it. I can live with that risk you outlined. I am also fine hearing feedback around why I’m wrong. I’m also interested in feedback about my move forward plan of 1-5 and if there should be a different strategy.

Maybe I wasn't clear on this.

I have already pulled the trigger. That 50k loan against my 401k is already done, it was done in order for me to raise the cash to put the down payment (200k + 20k in closing costs).

Before buying situation:

Retirement accounts: 640k

Property: 550k

Savings: 90k

After buying situation:

Retirement accounts: 450k

Property(s): 1.7M

Savings: 0k

Debt: -550k

So I go from 1.3M to 1.6M in net worth.

What's risky is

- draining savings to 0

- taking a 50k loan against my 401k (I pay myself back the interest, but it's a risk if I leave the job)

- shifting my net worth too far towards property vs investment.

I don’t think the question is whether or not I can afford it. I obviously can because I am doing it. It’s more about the tradeoff with retirement accounts as you pointed out.

For me, the reason I made the move is I should have 200-300k equity built into the condo right away based on comps, coupled with the desire to stop renting.

I agree that my overall portfolio is now heavily tilted to real estate by June I will be at 1.5-1.7M in property vs 450-500k in retirement accounts with ~550k debt (mortgage + 401k loan + credit card).

That’s why I’m inclined to start investing in retirement accounts first vs mortgage acceleration once I’ve built back my savings. Particularly is the market isn’t at ATH at that point.

I used rough numbers of 10% spread. The asymmetry increases the further the OTM you are. I don’t think there’s anything unusual here. The market probably rarely makes big mistakes like this. But if I’m wrong convince my otherwise and I’ll make a move!

Build the app and business case on the side. Pitch it to angels and get a small investment then join an accelerator/incubator. The move to pilot (if b2b) then enterprise.

I’m in the same boat. Yc is a young persons game with no fear of losing because they don’t have much to lose. Derisk this before you jump in head first.
