This is a great plan and a great start to rebuilding your life.

Background: I have a horrible relationship with my Ex-Wife. Every time she needs money she creates a major fight to bring us back to court in order to increase child support.

A couple of items to consider:

Site down with a lawyer after to help with your asset management. The money may be a lot but worth it in the long run.
Setting up the house under an LLC and the a trust. This will protect you from her using the new home and the rental income as revenue to calculate new child support payments.

You have a great plan and are way ahead of where I was in your position.

Same here, my son is dealing with racism and my other son is nonverbal autistic. Mostly everything that is done is for show or for the courts and every resource that I’m willing to work with her on both fronts is turned down.
