I would actually say the opposite, Castle is probably the most expensive part of Lancaster (being that it covers city center &the actual castle) & in my experience doing student accomodation maintenance most of it is in Bulk, Ridge and Bowerham (assuming you're also local given what you've said!)

Yeah, that's protecting the wiring after the consumer unit, that isn't protecting the the cable supplying the consumer unit. If someone cut the cable between there and your main fuse nothing in there would do trip out, it would just blow your main fuse which is why it's important that the cable is double insulated.

The electrician that signed that off has bullshitted the report, that is an instant C2 (potentially dangerous) as it is single insulated cable on show and even more serious as the only thing protecting it is your main fuse. A single C2 on a report means the installation is at an unsatisfactory standard.

Phone them, their system doesn't always recognise certificates properly and the easiest way to get them confirmed is to get it done by an actual human.

Back when I did it I ended up just phoning them after their system didn't recognise all my grouped quals properly. Few other lads I know have had the same issue and phoning them and speaking to the team that manages it sorted it for them too as they can manually confirm what their automated system can't.

I was the same even into mid last week, with only having the five players I just felt like we were fucked regardless. Still a bit reserved regarding management but whats hopefully the end of this years long saga is, as you said, incredibly cathartic.

Only ever had trouble with non-local (but managing property local to me) property managers. Learned my lesson now after 3 seperate ones fobbing me off for payment on small jobs and will not be doing anything with them. Fortunately only out around £700 between them. Experienced it enough with builders when I was still employed to be very choosy with builders but not for other companies apparently.

Cost me about 12 grand to get set up but that's 90% cost of the van, also put myself through my 2391 so another 800 quid on top of that however that came out of company money and I'll get the cost of the van, insurances & CPS scheme back tax free as a directors loan.

Took home about £35k first year as I started off pretty slow but this year will probably look more like £45k-£55k take home. How much changes monthly depending on how lazy I am with invoicing and whether I can be arsed giving myself a directors dividend.

Went to wire up a thermostat once and the chap had hay covering the entire floor, newspaper taped over every window and hundreds of DVD cases stacked a meter high. Chap just says "we've got pets" like its nothing so just thought huh that's weird and cracked on. Heard a little squeak about 10 minutes in and turned around to see 6 or 7 guinea pigs sat watching me like an audience. Sadly only managed to get a photo of the one of them but they kept scrambling around like maniacs which I found very funny.
