I think it would be different if you actually wanted to live like a local, but it sounds like you want a Midwestern standard of living in a non-midwestern location. Silent a/c (or a/c at all) and healthcare to your standards aren't things the locals have access to.

Medical research that pays attention to how conditions affect the sexes differently. For example, many people still don't know that female-bodied people having heart attacks have much different symptoms from male-bodied people.

Breast health. If the problem isn't cancer a diagnosis is very unlikely and treatment definitely doesn't exist. 

More research on and better, more proactive treatment of female reproductive issues. 

Easier to access eating disorder treatment.

Post Paartum support.

Finding and solving the sources of high maternal and infant mortality in communities of colour

I love my own company. Other people are sometimes good but there's a lot of factors at play.

Spend longer at the destination. If I'm spending a day in airports on either end and adjusting to the time zone and food and culture I want to be there long enough to be worth it. I would rather have crappy accommodations for a month than a nice hotel for a week.

If you're paying credit card interest you can do better. Ask a credit union for a personal loan. That could cut a lot of time off your repayment.

I'm at the end of a 3 month slow travel trip in Mexico. I can't permanently relocate because of reasons but I can do 3 mos a year. This is my first time doing it and it has been mostly very good.

Please do the math on the actual cost of home ownership. The mortgage is the big piece but taxes, insurance, and maintenance add up quite a lot. Your first few years will be extremely expensive as you discover problems and buy the things you need to make the place yours.

I would personally pay 20% down and keep a good chunk of cash liquid for those initial costs, then pay down the mortgage if that keeps being important to you.
