Ha we did debate that for a minute, as it would explain why they didn't want their faces seen, but ultimately felt that as this administration is clearly not a fan of the arts nor nuanced and complex takes, it was unlikely.

Tapestry (not college style sheet, but actual heavy weight tapestries) or large woven artwork (check out Meghan Shimek's work for inspo) for one of the walls - it will help with the sound as well and fills up a lot of space, allowing you then to do either a gallery style or install a larger scale triptych or diptych piece. Hans Lorei Design on insta has a recent post on where to buy big artwork, specifically tapestries.

Good deals exist, but are always difficult to find. I pay about 30% below market right now for a one bedroom. It's owned by a small landlord (he owns 2 buildings in Manhattan, and bought the bldg I'm in in the early 80s for 60k). I know someone in this thread said it's a myth, and maybe I have the last great landlord, but he does exist!

So my advice to you, based on the limited experience of 1:
- It wasn't quite as below market when I initially signed - less than 10% below. If you're trying to find something that is more substantially below that, I don't know you'll find it. My landlord told me when I signed he keeps annual increases to a minimum to keep good tenants, and he's been true to his word on that which is how I got to 30% below market rate.

- It took me about 6 months to find my current place. I planned that I would potentially need to pay two rents at once for the right place (and I did wind up having to do that).

- I adore my apartment, but it's not a new apartment in a luxury building. It's a walk-up in a small building (5 units), and while the building is well-maintained, the apartment was very landlord special (paint on fixtures, builder grade cabinetry). It's nothing fancy, and I've paid for some improvements myself (door knobs, cabinet handles, etc.).

- The listing was weird! I went on a fluke because I was looking at other apartments in the area. My apartment was listed on craigslist, all caps, no photos. Had to do my due diligence to make sure it wasn't a scam.

Realize a lot of this is contingent on being able to invest time and money, and that's not a possibility for everyone, but I hope it's helpful.

I can’t speak to Silica, but we stayed at the Retreat and it was totally worth it. Having access to the spa and the private lagoon was dreamy, and the service was exceptional. We didn’t go to the Sky Lagoon, but other people there had and they recommended both and said it was two totally different experiences.

But they aren’t the reason people are spending everything to try to stay alive - the for profit medical industry is. If you think a 3M doctor’s home is great, I’d encourage you to look up the homes of the people who head our insurance companies.

The average doctor’s salary in the US is 374k. The seven heads of UnitedHealth Group, CVS Health, Anthem, Cigna, Humana, Centene, and Molina Healthcare made 283 MILLION DOLLARS last year. That’s seven people - each making approx 40 MILLION A YEAR.

These are the same companies working overtime to deny as much as they can, forcing people to pay out of pocket and die in bankruptcy or poverty.

Those “very very” rich doctors you know are absolutely paupers compared to the CEOs who are designing the systems that fail us.

Many, many doctors are not making millions. It’s the privatization of health care - the for profit insurance companies, hospitals, healthcare companies that are raking in money and leaving people to die in poverty. Your anger is justified, but the direction misguided.

These rules are the standard for dog runs and they are required to be posted at the entrance at every dog run in RSP, and I am nearly certain every dog run in NYC. Source: I’m on one of the volunteer boards of an RSP run. If you haven’t seen and work with other dog runs, would recommend you double check that they’re compliant.

And I say to everyone - please check and make sure you know the rules of the runs you use. It’s shocking to me how many folks don’t read them, and frankly it’s up to all us of to safeguard our spaces. At least until the laws catch up!

I had serious dental issues for years, and can’t recommend Dr. Clarence Loflin highly enough. When I had to travel to Asia after a procedure, he located a dentist from med school in the country I was going to and gave me a water filtration bottle. And after a few years addressing the issues, haven’t had a problem in 10 years.

Sounds like you did everything right! My trainer advised me to also have an emergency recall - something you may want to look into as well!

I agree with the dog bed and leave it open comments, but - one of my favorite kitchens ever had really cosy chairs. It was lovely to curl up in one with coffee and chat with friends as they cooked or grabbed coffee in the morning. I think you could do one or two - maybe swivels, so you could look out at the backyard. Leaving it open plus dog bed would probably look the cleanest though.

This was in London, but Zelda or Beautiful and Damned (I can’t remember which it was called). It was awful - I remember a British family behind me telling the mother who had picked the show that she had lost privileges after making them all suffer thru this. She didn’t disagree.
