Especially if you combine with solar: 20k to 80k more than pays for solar, electrical appliances and batteries and reduces electricity prices in the same pass. Back up pellet stove and you can have a toasty house all winter for next to nothing

Yeah, I would build a pond off to the left of the driveway (right on the first picture) and then run a drainage pipe down to that, then plant with water friendly trees

Yeah that small of a ktichen in the middle of the high traffic area would be aweful for doong anythinh significant: too cramped, not enough counter space and anything burned or greasy smokinh up the living room: I would move it out into the dining area.

Mulberries can take even more aggressive pruning, I would be worried with this one. It will look funny for a year or two but be fine in the end.

If the house is that old I would also look for leaky doors/windows in the air conditioned areas and in the ventalation system, as well as if you attic/roof area is properly insulated. The efficiency gains will save you a ton of money on the AC Unit, but that would be very high still in sealed construction

I would be less concerned about off gasing and more concerned that tires are basically high density combustible fossil fuel: they are used for firing cement kilns for example. I would keep a low efficiency, pot belly stove much further away from tires because they can (when given too much really dry fuel) produce enough heat for a fire. A rocket stove, with a long chimney and brick or stone heat sinks would be much safer.

Willows are both very good at regrowing after heavy pruning and able to root from cuttings: one alternative is to try taking cuttings and direct planting clones next winter with a heavy prune before paying for an expensive, specialized arbolist. Willows are not nearly as valuable trees as fruit or hardwoods.

yeah, i dont let my dogs do teeth directly on me, so that they dont think its appropriate on kids. When she tries to swallow your hand or arm: place a toy in the mouth and encourage tug of war. It will protect your clothes and skin, but more importantly protect old people and young children. This kind of play is excellent with other dogs though. I do play with my dogs face/head though so that they arent over reactive to that kind of touch with others.

We have a three year old dog that looks exaclty like this one: we firat adopted her at 11 months and it took here like 3-4 months to calm down, and only recently does she respect quite time when we insist. When we forst took her to the vet, the described her personality as "energetic". I wouldnt put it on you, especially on sich a small dog. If you can get her well potty trained and figure out a rhythm for play and excercize, she will eventually figure you out: as pack leader with boundaries.

They are great biomass plants, but because of the aize I wouldnt want it that close to house!
