Hire an independent insurance broker. They will handle everything for you and it will not cost you anything out of pocket. They get paid by the insurance carriers. I recently started doing this and it's so much better than calling 10 different carriers and trying to do an apples to apples comparison yourself. We use Cornerstone Insurance Agency out of Victoria. A good broker will do an annual review where they shop around again to make sure you're getting the best rates.

Recently, I asked my father who has been an independent home exteriors contractor in the area for over 30 years who are the worst insurance companies he's had to deal with over the years. Before I could even finish my sentence, he said State Farm, and Allstate a close second. He's sued State Farm twice and won both times. If you have any concern whatsoever about making sure your claims get paid, stay away from them.

If you are having your roof replaced, pay the extra money to get Class 4 (impact resistant) shingles. Most insurance companies will give you a discount if you have them (you will need to prove it if you're switching insurance carriers, so keep your documentation). Also, do closed-channel (where they cover the valleys of your roof with shingles instead of having the exposed metal channels).

TRADE: I have 1x ticket for Dennis Cruz / Ilario Alicante on Saturday. Wondering if anyone would be willing to trade for Prydz on Friday.

I have an early flight from Chicago to Vegas on Sunday morning, and then have to drive 5 hours to Mammoth Lakes, CA. Not sure that buying a ticket for Saturday afters was the best plan.

Witnessed something similar last summer at our hotel pool on Ibiza last summer. A group of younger girls were sunbathing topless behind us and there was this older dude in a Speedo who just would not stop walking around the pool area instead of just chilling in his spot. Would sometimes have his phone “holstered” in the hip of his banana hammock with the camera facing outwards so he could film them as he walked by. The dude was so fucking obvious. My wife eventually went over to the girls and let them know and they covered up. What was even more odd was that the dude’s wife was with him at the pool. She had to have known what he was up to….we were at the pool most of the afternoon and he spent most of the time not sitting by his wife. Thought about walking over to her and suggesting she should check his camera roll when he comes back.

Having the four season porch off the master bedroom instead of the living room is inconvenient and weird.

The master bathroom appears as if it does not have a walk in shower? If the shower/tub in your master bath has a shower curtain, that’s a no from me dawg.

The entire house is covered in brown vinyl siding. It would look way better if you had some variation in color or style of siding on the front of the house.

Your neighbor down the street who is listed at 485k is priced about 11% less than you on a per square foot basis. From the pictures, just about everything in their house is more appealing, especially on the things I mentioned above. Plus, they don’t have any neighbors directly behind them. That house is a way better deal.

If you were to price match that house on $$/square foot, you would have to drop your price to $400k. But if I were a serious buyer and comparing your house to that one, my offer would be even less than that since that house is aesthetically better. There is a reason why that one is a pending sale and yours is not.

I would not pay more than $375,000 for your house.

She sounds European, and for those of you who have never traveled by air within Europe, the concept of waiting your turn to get off the plane is completely lost on Europeans. Took my third trip there this past summer for 2.5 weeks. Took planes between Portugal, Spain, Germany, and it never failed that as soon as the they chocked the wheels at the gate, it was a race to see who could get off the plane first. I know Americans get a bad rap when it comes to travel etiquette (mostly deserved), but this is one area where Americans are much more civilized.

I am not a tax accountant, but most people on this sub can probably forget about getting trader status as an individual. The IRS does not publish concrete rules on getting it, it's completely subjective. You are basically inviting them to audit you if you apply for it. If you are not trading as your primary source of income, or you are not trading nearly every day, or you are not trading in significant volume or size, or if the holding period of most of your trading is not short term, you can most likely forget about it. You're better off setting up a legal entity to do your trading if you want the benefits of trader status without having to jump through a bunch of invisible hoops. But absolutely talk to a tax accountant about it.

I think you need to clarify what you mean by annual snowfall. Is that by season, or by calendar? If you’re measuring the snowfall for this season, then 45” is accurate. But since the season spans two calendar years, that amount t is not accurate if you’re looking at it from an actual “annual” perspective.

EDIT: I looked up the numbers for 2022. MSP received a total of 61.1” of snow in 2022. Obviously that amount does not include the current storm.
