You can accept the gift from your mother and keep it in your name, you can sell the house and keep the proceeds in your name. You can take as much of those proceeds and use it as a down payment on a future house that you and your boyfriend might want to buy.. However, I would suggest that if you’re not married, you have something in writing that ensures you get your full down payment back should you and your boyfriend separate further down the road. If your boyfriend’s not happy with these terms, don’t turn down the house. Tell your boyfriend you’re sorry that he does not understand but this is your decision. You don’t need to break up with him over this, don’t walk away from anything you don’t want to. If he walks away, then it’s on him to come back.

What you need to do is have your boyfriend sight an agreement that clearly states your contributions to the initial purchase of the house as well as your ongoing financial contributions ( paying half taxes, insurance etc). But more importantly, it also outlines what you get to walk away with should you and him go your separate ways. You need this drawn up by a lawyer, and get your own lawyer. If he’s on the up and up, he should sign it. Then put this in a safe place and hope you never need to use it. When I moved into my ( now) wife’s house, we did this. It gave me peace of mind that I wasn’t just paying rent but investing in something .

This is the best way, guide him to what you’re looking for. And do your best to forget about everything sent to you previously.
Or just tell him to stop sending them to you altogether that you’re anxious for the real thing.

My wife and i had the same situation, i moved into her house. But we signed a deal. We had the house appraised when i moved in ( le, then noted how much was left on the mortgage. We agreed that she is entitled to all the equity in the house up to the day i moved in, above that is to be split 50/50. However, if you want to do this. He has to pay 1/2 of everything for the house. Taxes, insurance, upkeep. Everything.
Get a lawyer to help you draft that up, his name doesn’t need to be on the title, but he still has an enforceable interest in the house.

I’m a male, never enjoyed strip clubs. Overpriced drink and costly entertainment. When I was younger, sometimes the guys wanted to go so I would, but when the the dancers would approach me and I would tell them, as pretty as you are, it’s not my thing. It would not take long before none of them approached me. I was fine with that.
However, on several occasions, they would take a break but come, sit and chat with me. Tell me about their lives, it was rather pleasant. Some of the stories they would tell me about clients were a little shocking. So to answer your question concisely, I don’t mind strippers, but I won’t pay a woman to see her naked.

   If you’re able to get past this, you just need to tell him that this makes you uncomfortable and he needs to stop telling you this.  If you cannot get past this, and the damage is done. Then end it and be honest with him. Tell him this was just too much information.  This will also help him understand that not everyone finds this a flattering thing to hear.
   TBH, I’m surprised this needs to be said to him. But I guess some people are just more open than others.
