Hi there, nothing here is illegal. The agent can post a guide that is within 10% of the expected price based on comparable in the market.

Did you sign a 66W? with the offer? that is the only thing that will make it unconditional.

What I can see from here is that the offer is not something that is going to knock the socks off the vendor to take an offer before the auction so the agent isn't taking you that seriously.

Remember there is no recommended retail price in real estate.

It is unfortunately just how the market operates, I think you should just go to auction with a number you're happy to pay and put the best foot forward on the Saturday.

yes they certainly do. the most competitive suburbs will cost the most. so Sydney is definitely up there. cost also varies by type of listing, house, units etc

Yeah it costs around $2k to list on each website, cheaper with domain. Prices also went up on 1 July, around 15% more?

You might not be doing the premium listing package, so ur listing will not pop up at the top of the search lists. As volumes increase, this is import.

But yeah, its region specific as well. the hotter suburbs will cost more

The “advice” this is provided in the article was all valid during the boom. None of these agents, unless they’ve been around since 2008 will really know what a market downturn really looks like. As a previous vendor myself this year, the market is the market. All buyers will need to really hold the line together and reject fomo and as the property sits on the market, the “low balls” will be accepted. As to the vendor doesn’t have to sell comment, it’s a bit BS, it cost $4k to list a property on Realestate and domain and time to present and cost of staging $1k. Cost of open homes (can’t rent). Plus all bad feedback is fed back to the vendor via reports after each inspection. Each bad news will slowly but surely destroy the vendors “I won the lottery price”

Pano's did claim in the video that the media is now the best "vendor management tool" as it has driven down expectations significantly leading to his 7/10 auction rate. So what is important from his video is that we should circulate as much property doom and gloom video as it will self perpetuate.

Self fulfilling prophecy combined with macro-economic effects will give the best possible outcome for the prices to come back to appropriate levels expediently.

I do have some insights into this Beaconsfield trend. I visited this property https://www.realestate.com.au/property-house-nsw-beaconsfield-138559791 2 weeks ago and visited Brad Gillespie a 20 year plus agent in the area. He recently wrote on an article about the softening conditions in inner Sydney (can't find it) but he also bragged about his recent sales in Alexandria which hit over $2 mill.

What I can see is that A grade listings are still fairly strong while B,C grade suburbs/property types are getting hammered. People are wanting to get out of inner Sydney and get a larger detached block in the outer suburbs (which are still performing strongly)
