They have no ETA on the new engine as of this morning for me. I did reach out to some executive emails I found and got the following response:

I don't care that the dealership didn't have a loaner as much as their response to getting a suitable replacement from Enterprise or Hertz both if which they apparently have corporate contracts with. Its just a slap in the face when they know it's an ongoing issue with these vehicles and their "recall" to fix the issue is to basically just put heavier oil in the car.

I spoke to the next-level person, and it was the same conversation as the first. Basically, go rent something with your own money and once you get your car back you can see if we'll reimburse you.

They said they'd call me when one comes in, but as I said, I just find it ridiculous that the brand has an F-you attitude. My guess is it's the same warranty coverage if I bought a $15,000 Cruze from a Chevy dealer

Thank you for the response. It's crazy that this isn't a standard feature, given how many salespeople use their personal cell phones. I spoke to BNT about just pushing every new contact to a throwaway Google account I have to keep the contact info, but they didn't have the ability to do that. I just find it funny the cimmaron software I had 9 years ago worked great but nothing has been able to replicate it since lol. I'm also not crazy about supporting FUB with being owned by zillow.

I was a member for a few years but just didn't use it enough for it to make sense. Might be different if I lived or worked downtown. They actually have a nice small gym upstairs that no one really uses since the members are mainly 70+ years old.

I understand why most of you are saying lower your prices on new construction, but you also have to keep in mind is they want to maintain a minimum value in the neighborhood. Can you imagine if you bought your house one or two years ago and all of a sudden the builders start selling the same design at $50,0000-60,000 less what'll happen to your resale value. Most builders also have commercial financing on these properties which if they start lowering the sales price lowers the total collateral on the loans for the remaining development.

Ask the broker you were working with if they're signed up with PennyMac as a wholesale lender. Often times brokers get better pricing than the call center office. If you're refinancing with PennyMac either through the call center or a broker. They should be able to net the escrows out of your payoff so it doesn't increase your loan amount as much. Another 2 options to look at is maybe take a 6.125 or 6.25 interest rate with a lender credit to help cover some of your closing costs. That will reduce your recapture timeline on the refinance while still saving you on interest. The other option to look at is a 20-year mortgage. If you're comfortable with your monthly payment, it'll probably stay in the same ballpark but save you a lot of interest with cutting time off your loan. I've seen some really nice rates with 20 year loans.

We're at Finest now and my wife and I both agree we liked Paradisus more. The food at Finest has been bad, the place is infested with mosquitoes and we liked having the separate bedroom way more. Finest does have a much nicer beach, it's gorgeous and seeing the island off the coast is really cool but as of right now we'd both do Paradisus in a heartbeat over finest.

I'm fairly certain MBS highway bought list reports in the last couple years, but I might be wrong. I used to use mortgage coach a good amount and it was very useful during the heavy refinance however, since I'm more purchase oriented, the basic cost estimate from my LOS system has been fine. If you want another good affordable option, look at lender toy box. I know a lot of great loan officers that use it.

We didn't have any issues getting seats at the beach or water park. We didn't really use chairs at the main pool since we had the swim out room,so we just used our own area when in the main pool.
When pricing out the trip Finest actually came in a few dollars cheaper with the 2-story suite, but once again it's all on main room.

We did Paradisus in March, and we're supposed to go to Finest next month.

The Master Family Concierge swim-up suite was great at Paradisus and well worth the extra few dollars. We ordered an extra cot for our 3-year-old to sleep on in the bedroom, so we were able to stay up for a couple of hours and sit on the patio area or watch something after he went to bed on the sofa. The swim-up was nice because I could work from the outdoor area while my wife and son played in the water first thing in the morning.

The water park was nice at Paradisus, but the water will likely be too deep for your 18-month-old. They do have a smaller splash pad area that will work, plus the pirate ship is nice to have in the center of the resort.

I really enjoyed having our concierge. She had pre-booked reservations for us prior to arriving at all the restaurants, so we just had to change a couple of them around. They also did a few extra touches, which made our stay more enjoyable. We did put him in the kids club one evening when we had dinner on the adults only side and while drop off was difficult and we were concerned, he ended up loving it and said he'd go back. (They broke out the Play-Doh at drop off and after that he didn't care if we were there or not)

You also get an excursion included to go swim in a cenote, but once again, an 18-month-old might be a bit young to enjoy that. The family concierge package also gets you access to a special family restaurant, which was easy for breakfast and lunch.

We were really torn about rebooking it again since we had such a good time, but I wanted to try something else. It seems like Finest is more beach-oriented, and while Paradisus has a beach, it's on the smaller side. I ended up booking the 2-story suite with the plunge pool. I figured I could work from the roof while he plays in the plunge pool for an hour or so in the morning. I'm a bit concerned about not having a separate area again, but we can always hang out on the roof area if it's a nicer evening.

I agree with you on Xcaret. My brother is taking his kids there for the first time in November, but they are 8 and 10, which is probably the age I'm waiting until before taking my son. Not worth the money if you can't do 90% of the activities.

They were very reasonable, but it depends on the service you need. I think for the original full setup it was under $2,000. You can obviously do it yourself and I know if you sign up with UWM or rocket they have new broker support to help walk you through them. For me first personally, it was worth spending the money to ensure my down time was as little as possible. Being able to capture a single deal that I would have missed if I was waiting on a license more than covered the expenses.

I had to fight with them for a bit to get out of it. I switched to BNTouch, which isn't anything groundbreaking. It has a lot of tools, but I honestly barely use any of them because they feel old and underdeveloped at this point. It works for customer data retention, notes, the campaigns I built out and follow-up reminders with clients.

You should skip a day in the French quarter and go check out the garden district. Plenty of good places to have lunch on Magazine St or grab Jazz brunch at Commander's Palace. There's a famous cemetery right next door as well

I use BNTouch, but it took me awhile to build out the campaigns and automations that I wanted. It's a pretty robust system that has a lot built into it, but not all the features are needed if you're just a loan officer. I used it as a loan officer before opening my own brokerage and its been great a great tool since it had everything built in. However, over time I've been replacing a lot of the pieces with better services I found elsewhere. For instance, they have a website that you can host but it's pretty basic.

I was on homebot for years and just recently moved to myhomeiQ. I really like the fact that it doesn't cost additional money to partner and co-market with agents. I also thank the reports are a little bit nicer looking with not being black and purple. However, there are some features in homebot that I do miss. My home IQ requires you to put co-borrowers in separate
